Dartford/Crayford/Greenhithe

looking to buy in Dartford/Crayford/Greenhithe but don't know the areas very well - budget is £290k and looking for a 2 bed within 1.5 miles of the station - any recommendations? which area is best out of the three?

We are thinking of moving to Crayford simply because of the grammar schools. We've found a property on the station road and just wondering if someone can give some information about the area ? Would it be in catchment for most of the grammars?

I just wanted to second the idea of a 2-bed flat in outer London if you’re commuters. @Lightsabre knows SE London well so a good person to ask for advice.

You could also check out Sutton - the south side is particularly leafy and lovely and there are plenty of purpose built flats close to the station (zone 5, direct to Victoria, London Bridge and St Pancras). The town centre is quite large so you get plenty of shops, restaurants, gyms, cinema etc.

@Lightsabre - what do you think about elmstead woods area? we’re looking at castlecombe road and have fallen in love with a house there, but unsure how safe/nice the area is? thank you in advance for the help!!

@mushroom9, Castlecombe Rd is on a very large Council estate of post war houses but many are now owner occupied and it's the 'better' part of the estate. It's close to Elmstead Woods station but still Greenwich Council I believe? It's close to Chislehurst, which is lovely and not too far to drive to Blackheath/Greenwich etc, traffic permitting!

It's quite a green area. Maybe look at school catchments carefully around there though and try to suss out the neighbouring houses. For your budget, I'd say it's a better bet than Swanley/Greenhithe/the Crays.

@lightsabre thank you for replying so quickly!! currently live in chislehurst with parents and absolutely love the area, sadly can’t afford anywhere here for myself! having had a look at the crime map around castlecombe road i was a bit worried as the crime rates seem quite high, but there’s lots of primary schools nearby which i think is a good sign, and you’re right it is very green!! the road itself is lovely but hard to tell - might have a drive round the neighbourhood on a friday/saturday night at some point to see if that affects how we feel!
