Ok people, help me out!

We need to be within an hour of the City centre. We need a 2 double bedroom house (or bigger). Budget is £325,000. Nice schools. Ds is just going to enter year 5.

Don’t suggest Sevenoaks/ Tunbridge Wells/ Bromley, been there, done that!

umm which city centre do you need to be within a hour of , and a hour by car , bus , train , bike , foot ?

London Colney? You have the retail park (has Sainsburys, M&S, Next and a few other shops) nearby, are close to st albans town centre for more shops/restaurants and the train station. Schools obviously depend on catchment area, but most, if not all, primary schools are rated good and you have secondary schools nearby too.
