House hunting and estate agents

Hi, can I ask someone with experience about house hunting please.

I keep reading everywhere that you shouldn’t tell an estate agent about your budget. But then why would you waste your time and theirs and sellers to go and see houses that are above your budget? How do you go around this? I’m confused.

I’ve learnt that most houses seem to be on sale for less than what the buyer will accept anyway.

House hunting for me has and continues to be joyless. Don’t give them a budget and just offer what you think a house you can afford and like is worth.

That sounds crap. I’m not in the position yet, but trying to prepare for the future.

Sorry not your advice but the fact people will only accept more than what the house’s guide price is. Greedy shits.
