I'm reaching out as I am a bit at a loss as to where to look for our next family home. We are both from London, have lived in London our entire lives but more and more I am yearning to leave for greener pastures.

We are about to have two big life changes (work and new baby) so no longer need to be in London day to day but would like to be within 90 minutes at most.

Below are our criteria:

Budget: £2M at the most, though would prefer in the £1-1.5 if possible

Location: 90 minutes to London at the most. If it's a train station than a direct train rather than having to change.

Setting: we both want semi rural. Near a town with some amenities but enough land so we are not on top of someone else, gravel drive and plenty of land for various outdoor activities. We don't need pastures but want to feel like we have privacy

We both ride, enjoy social activities. If the budget allowed, I would've loved to live near Soho Farmhouse as we are members and friends of ours have created the type of country life we envision with having friends similar to us and lots of family oriented activities

General feel of home: Dh calls it the "Country Life" magazine fantasy as the best way to describe what I like in a home. I love historic homes with well developed gardens. Would prefer for them to be modernised but we are open to doing work. I love Georgian homes but open to anything really.

So wise MNetters, can you help us? If you have any favorite homes please share the link. If you have an area we should research, would appreciate it!

Try the OX7 postcode, we’ve similar to what you mention & this post code has lots of choice.

@penguins79 ooh I’m not sure on postcodes, I’d probably do a map search and look at things 5-15 miles South of Bath (if you wanted to be nearer Babington), or North of Bath if you’d consider driving into London as you’d then be close to M4.

Oxfordshire is definitely the right answer. I wouldn't live anywhere else. I think in terms of areas to focus on you might want to think about Woodstock and surrounding villages and, in the opposite direction, Frilford. Transport links are fantastic, they are the best of both worlds in terms of feeling rural but with everything you need close by, including Oxford city centre. I have lived in several different areas around Oxfordshire (having moved from London). Chippy felt just that little bit too far from Oxford and offered no benefits over villages like Woodstock, which is a wonderful place, on the edge of Blenheim Palace, and also close to Soho Farmhouse.

Vale of the White Horse (including Stanford-in-the-Vale where I also used to live) felt a little too far from Oxford and too close to Swindon for my liking. With traffic as well there's no way you'd make it into London in 90 mins door-to-door (I know, I used to commute from there occasionally and it was a nightmare).

Frilford is a really lovely and sought-after area and Abingdon has some really good prep schools. Beware, Anne Robinson used to live (maybe still does) in Frilford Heath and nearly ran me over twice (she was very good friends with my next door neighbour) so I can't vouch for the quality of driving in the area!

The final link I posted is a nice village (my friend lives there) with outstanding primary schools locally and a good village pub. It's a little further from Oxford but you'd probably just make it into London in 90 mins. It's also very close to Soho Farmhouse and not far from Chipping Norton either but I think it'll probably fall short in terms of character and land.

I think your best bet is to start researching areas like this, visit your friends and have a drive around to see if anywhere in particular appeals, and keep an eye out for new properties coming into the market. Something will come up, I'm sure. Good luck!

You want Harpenden, it's exactly what you've described. I'm down the road in St Albans but Harpenden is a bit more rural. It's really handy for commuting into London, terribly des-res, and has excellent schools.

@GreeboIsMySpiritAnimal not quite sure that even at £2m, the OP will get the mansion/country house she wants though... might stretch to a 4 bed detached with a big garden, but that's about it.
