Small house good location - cheaper/bigger house in a not so good location

I like living space so I would go for the bigger house so long as the location was reasonable.

Location, location, location. We had this dilemma and opted for the smaller house. I love every inch of it and it truly is in an enviable spot. Could you extend the smaller house? We could, if we had a penny left from the purchase!! Nice to have that potential though.

How good is good and how not good is the other? How long do you intend to stay?

We have just moved from a 3 bed to a 2 bed to escape a worsening area. On one level yes it's insane but on another level it's amazing and I'm so relieved.

Do you need to consider school catchments? I have a lovely house in a nice area... but the catchment school is terrible. I bought long before I planned to have a child 😞

Having done both a couple of times I'd now always go for location. A nice house in a bad location can be really isolating as you literally just spend time travelling away from your house to do things or staying in. You have no community or connection to that area.

For me home I want to feel as happy and comfortable leaving my house as I do being in it. Putting down roots for me is broader than just my house, they spread out to the wider area.

We bought small in a good location and sold with a good profit 6 years later. We felt safe, had local amenities that we could walk to etc. We didn't have any trouble there at all. We did however have to move at some point as the house was tiny however the profit enabled us to buy a 3 bed family home.

Another vote for location.

I loved my first house but the area was so rough I moved once I had DD as it didn't feel safe.
