I was wondering if someone put this up as a laugh to help them through a bad sale.

30 years ago it took about 3 months when everything was all paper and typewriters.

I am in the middle of a sale that has taken 3 months so far, and no end in sight, no answers as to why. 🤷‍♀️

35 years ago I saw a property on Saturday and was ready to exchange the following Thursday. Things were very busy then too. So what's the story? My solicitor is very on the ball and we completed in five weeks last summer, but another time it's taken me four months with a cash purchase with a clean survey and sellers desperately needing the money.

Your peers from law school who specialise in other areas deal with people who are genuinely facing hardship, trauma, imprisonment etc but they don't get a tiny fraction of the grief that you get from your clients. Do you ever feel tempted to tell them to get a sense of perspective?

As a conveyancer I don't expect you to answer any of these questions any time soon, unless we call you several times and email at least 4 times for confirmation that something is actually happening

How many clients / sales files do you have at any one time? What's the workload like?

How many hours do you really put into a non-complicated, generic-type house sale?

How would you like to see the process streamlined?

What could you really do differently if it wasn't for the "we've always done it this way" people?

We are planning to move house and my parents are in a position to help us financially.
However I'm acutely aware that there may be tax implications further down the line with this (sadly I'm not sure they will be here after 2031).
My question is this: could they pay our legal fees and stamp duty for example rather than giving us a lump sum?
Would I have to pay IHT tax on it if something happened to them?

I work in Conveyancing. I don’t work at a Conveyancing factory or anything. My supervisor has had a bereavement and is off long term sick. I receive between 200-300 emails a day, 50+ calls a day and log in from 3-4am in the morning and up to 10-11pm in the evening, work weekends and barely get paid much more than minimum wage. People do not appreciate the people that work in this industry. It is just constant criticism. Honestly, I don’t think I’m okay anymore. I can hardly sleep, I am shaking every time people shout at me or just don’t understand that I am a human. I am one of thousands of conveyancers. Probably many are on the verge of falling apart. But everyone just feels we are too slow do not respond yet how are we supposed to do that, do the legal work, attend to the compliance side, carry out compulsory training, be interrupted to try and pick up where left. Sorry, this is not boo hoo feel sorry for me. This is just me telling you that we are humans. None of my clients treat me as such anymore. I am not feeling so well anymore. I hope that somebody reads this and just thinks twice. To all those struggling, I am here to listen should you need. X

Hi Melroses. What sort of transaction are you dealing with? What sort of Property is it? When you say no communication, when had you last had contact with the Conveyancer and what was their advice to you as to the position? Whilst 4 months is quite a while, if there is a specific defect in the Title or complicated element, that may be the reason why there is a delay. But perhaps with some more information may be able to consider the position further. I’ve seen transactions take a long while and it feels like it’s getting nowhere, but as soon as we were ready, 5 days to turn around to set up for exchange and completion and it surprises you as to the shift!
