Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

They’re small
I wouldn’t even look tbh

kimchisauchio · 18/01/2025 14:30

Two of the bedrooms are box rooms
one is a small double
one is a standard double

kimchisauchio · 18/01/2025 14:31

They’re daft to look because presumably on floor plan?

BlanketLanyard · 18/01/2025 14:34

Might be worth listing the sizes in metric too on your advert, since this is 2025. What you've written there means very little to me so I could turn up and be disappointed, and I don't want to waste my time doing a conversion. Do the photos you have of the rooms accurately represent their size?

HellsBalls · 18/01/2025 14:40

Yes, I’m metric only nowadays.

CoffeeCup14 · 18/01/2025 14:42

Has a bigger room been split into the two small rooms? If I was buying a five-bed house I'd be happy with one very small bedroom but not two.

curious79 · 18/01/2025 14:45

I think they are tiny rooms and I agree with other posters. Do you have an option of knocking two together and creating a large master bedroom? As a parent I wouldn’t give a shit if my children were in small rooms, but I do want me and my husband to be in a decent sized room

Yes there’s a floor plan on the listing

No was originally a 4 bed but had extension that we didn’t do. Main room has king size bed 2 large bedside cabinets and 2 chests of drawers other 2 doubles have double bed and furniture in and plenty of space around

that will be a squeeze

A large single??

Come off it Op!

midgetastic · 18/01/2025 14:53

Do You advertise a "small
Double" which is better described as a small single - if the blurb doesn't match what people see they will feel disappointed

You would be better advertising as 2 singles as it will be less disappointing

Nespressso · 18/01/2025 14:54

What’s that in metres? I can’t work in feet when it comes to houses as floor plans are usually in metres where I am

Wenway93 · 18/01/2025 14:54

kimchisauchio · 18/01/2025 14:52

I’m comparing to properties I’ve seen and it’s definitely lager than a box room!

2 of them are walk in cupboard size

One is a box room the other can easily fit a single bed and wardrobe so definitely not a cupboard!

OP posts:
Nespressso · 18/01/2025 14:58

So largest is 3.3 x 3.3m
3.3 x 3m
3.2 x 2.9
and then about 2.4 x 2m?

I’ve only bothered working it out as we are selling ours because the rooms are too small.

designfor-me.com/project-types/conversions/minimum-room-sizes-for-a-house/

You have single that are half the recommended size for a single and your small double is also a single

kimchisauchio · 18/01/2025 14:59

Oh op

ok think the people viewing it are wrong
think the posters on this thread are wrong

and don’t sell your property 🤷

But the seller thinks otherwise!

Nespressso · 18/01/2025 15:01

I think the issue could be that it’s a 5 bed house - people expect space. If I was buying a 5 bed, I would expect it to be a large house with plenty of space everywhere, including generous hallways and landings. If 5 beds have been squeezed into what was supposed to be a 3-4 bed it just might not feel right. 🤷‍♀️

No theres plenty of room around the bed

WallaceinAnderland · 18/01/2025 15:01

It sounds like the furniture might be making the rooms look crammed as those are definitely small rooms. Can you put some furniture into storage?
