Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

So why not say that in your OP instead of muddying the waters and giving the impression it’s listed as 5 beds 😆

I came for advice and I’ve got it. I’m not an estate agent I went with their recommendations I will speak with them

In terms of wow factor you might be better listing as "an expensive 3 bedroom"

people will be a lot more impressed off the bat vs other 3 beds as there will be 3 reception rooms, dressing room and study

Yes I would get the metric added too. I think that might be why you are getting disappointed viewers. Younger folk will no doubt be confused by the imperial measurements.

Personally, I would price the same as a 4-bed if not already. Then someone can create a larger master bedroom or have a bonus room for WFH / hobbies.

I would not even bother going to view a house with bedroom sizes like those, sorry. I have a four-bedroom house and the rooms are 18 x 12, 13 x 13, 13 x 13, and the smallest is 11 x 10.

anyone doing a filter for 5 beds will be disappointed

if you have it as a dressing room, list it as much. 4 beds and a dressing room

Think you need to show a floor plan. Tbf my teenage son is 6ft 4 and the two box rooms are so small they’d contravene his human rights if I put him in either of them.

Depending on layout, though, could any be knocked through and made into 4 larger rooms?

In some countries in Europe, a room has to be a minimum of 9sqm to be marketed as a bedroom, otherwise must be marketed as an office. So only bedrooms 1 and 2 would qualify in your house.

This is just my thoughts going by other properties we’ve viewed. I put this post up to get advice and I’ve got it but I think some people have been horrible tbh

Tbf this is the outcome OP wants. The issue would be if you viewed it anyway THEN said you didn’t like the size of the bedrooms.

theres not much I can do about the sizes but wish more were like you and look at the sizes before viewing as I do when I see a house I like

It doesn't matter which way you do it as along as the potential buyer sees what your agents have told them instead of seeing something different, which is what is putting them off.

Bedroom sizes might not matter if the rooms are dressed as usable bedrooms.

If you have your bed in one room but your wardrobes in another room, all that says is that your bedroom is not big enough to store your clothes in.

Yeah we will. I will ask them to put the sizes in metric and also adjust the description. Contract is up in 6 weeks so can change then.

Thank you for advice. This is what I want. I believe the room is big enough for the wardrobe just we had a spare room to put them in so never needed to.
