Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

I don’t know how they compare to average sized bedrooms built since 2012, but seems v small for a 1980’s size house tbh.
I think I’ve seen your smaller sized rooms described as ideal for a nursery in the past.
Or maybe your smallest as an office, ideal for wfh?
I think perhaps a change of description might have weeded out some of the disappointed viewers.
How were the rooms described when you bought the property?

Honestly can’t remember but we came from a 3 bed that was again an 80’s build and the 3 main bedrooms are bigger than what we had so for me they dont seem small but I guess it’s what your expectations are. Just wish people would look at the sizes in the listing before viewing

I think most people looking for a 5 bed house are looking for a big house and yours is not. I imagine the downstairs is fairly small too if the dimensions are similar?

But what can you do about it? Is it priced correctly? I.e. not in line with spacious 5 bed houses. You want a buyer who needs a 5 bed (lots of DC) but can't really afford one, and they will buy yours because it is cheaper than other 5 beds.

The only other option I see is to knock 2 rooms into one so you have a decent master and 3 small bedrooms.

You don't need to market it like a smaller house, just price it like one. People care about number of rooms.

you either want to sell your property in which case listen to the feedback in RL and on this very thread and market as a different bedroom number and lower price accordingly OR expect it to languish for some time and then reduce anyway

I don’t mind changing the listing. I put the post up for some advise and I do appreciate the comments. The agent hasn’t said anything to us about changing anything

Honestly, those are all small rooms.

I would just be cross if i clicked on a 5 bed and those specs came up...People are buying a 5 bed to have a bit of space.

We have a 5 bed semi in london which is imo about average.
Our box room (which is an uncomfortably small double with furniture in and we use as a home office with pull out bed) is approx. the same size your "bedroom two 11’3 x 9’9”

I think you need to have a think about how you market it as it will put people off.
I also think the big sticking point is you dont have a true "master bedroom" / principal bedroom... something that makes you go "wow! Yeah this is special"
Is there any way to improve the footprint on the attic room make it a bigger space / principal room even if it's with limited head height.

Are the measurements on the plan listed in both feet & inches and metres? That way, people who work in either can see what they are getting. I agree that people should look at the plan but they don't always and that's just the way it is I'm afraid.

For me, this is a house for a couple who work from home and have 2 kids. Bedrooms 2 and 3 are fine for children and the two smallest will make good offices or hobby rooms. Bedroom 1 could do with being at least a foot longer and wider. Expectations for a master bedroom would be that you can fit a king size bed, regular sized bedside tables, a chest of drawers and a wardrobe.

How many bathrooms / en-suites do you have?

Yeah we have the smallest room as a dressing room that next to the main room. It’s priced similar to 4 beds of the same era so would be the same sizes as ours minus one of the doubles ( the extension)

Maybe they filter for 5 bed properties and just trust that two of the rooms will be able to fit more than a bed and one wardrobe

If it was an HMO, then only room 1 is legally large enough to accommodate 2 people. Rooms 4 and 5, could only legally accommodate a child under the age of 10- so yes, the rooms are small! And HMO sizes are even smaller than new build requirements.

I'm clearly bored and did the rough calculations for you. In metric though because the UK moved to that 60yrs ago!
Room 1-11.5 m2
Room 2- 9.8 m2
Room 3- 8.9 m2
Room 4- 5.6 m2
Room 5- 5.5 m2

Minimum space standards for HMO
If you apply for or renew an HMO licence on or after 1 October 2018, bedroom sizes must be at least:

  • 6.51 m2 for one person over 10 years of age
  • 10.22 m2 for two persons over 10 years
  • 4.64 m2 for one child under the age of 10 years.

Same as bedroom 3. This an additional reception room we have a living room and a dining room as well

They are small but not unusually so nowadays. I’d want to knock 2 together to make a comfortable main bed room.
