Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

I think the issue could be that it’s a 5 bed house - people expect space. If I was buying a 5 bed, I would expect it to be a large house with plenty of space everywhere, including generous hallways and landings. If 5 beds have been squeezed into what was supposed to be a 3-4 bed it just might not feel right. 🤷‍♀️

The extension doesn’t affect the other rooms just created an additional bedroom and reception room. The hallway way is roomy as is the landing

I’m also going by properties we’ve looked and some have had smaller rooms.

I don’t know how they compare to average sized bedrooms built since 2012, but seems v small for a 1980’s size house tbh.
I think I’ve seen your smaller sized rooms described as ideal for a nursery in the past.
Or maybe your smallest as an office, ideal for wfh?
I think perhaps a change of description might have weeded out some of the disappointed viewers.
How were the rooms described when you bought the property?

A roomy hallway is useless

Your bedroom space is much smaller than most would want for a 5 bedroom house

Many people would rather 3 or 4 good sized rooms than 5 pokey ones

It sounds like the furniture might be making the rooms look crammed as those are definitely small rooms. Can you put some furniture into storage?

No the furniture we need for everyday. We’ve done nothing to the sizes havnt made 2 rooms into 1 or anything. Standard 80’s build

A box room fits a single bed and small wardrobe. It’s not a “large single” because it also fits a wardrobe.

You’d get a bed and wardrobe in to those box rooms but no desk and that would rule it out for teens

If the room sizes are marked on the floorplan and the house is priced appropriate to the size, then I’d just try to ignore these comments OP. In an ideal world people wouldn’t give feedback on basic structural points that were self-evident when they decided to view the house, but in the real world you’ll have a mix of people who simply didn’t pay attention and people who feel pressured to give some kind of feedback, no matter how unhelpful.

Our third bed is def marketed as a single

It has small / single wardrobe
Fit a proper single bed and then room for a desk , bookcase , drawers and floor space

it might be slightly bigger than your small double

It's expectations - exceed them and you win, disappoint and you lose

It hasn’t necessary been the bedroom sizes that put us off. I feel our main bedroom is big enough so wouldnt want smaller as a main bedroom but certainly seen smaller main bedrooms. Been on for only a few weeks

My best friend has a house where the smallest bedroom is 8'8 x 7'5 and it's tiny. There's only one way you can have the bed (across the window, in front of the radiator) because if you put it anywhere else the door doesn't open. The room has a bed in it with a bedside table and a wardrobe built in over the box over the stairs.

For a 5 bedrooms house I'd be expecting one room to be that small maybe but not 2.

I know someone else that is selling a similar 5 bed house at the moment and it's been on the market since August and has been reduced in price massively to the point it's now the same price as the 4 beds nearby and it's still not selling.

It's a tough market at the minute.

Those two smallest rooms are tiny. Wouldn’t work for anything beyond toddler years

Had one second viewer but they didn’t have an issue with room size they decided to go out of the town further to be closer to schools

Op viewings will dry up as time passes, and weeks have passed and only one second viewing

you either want to sell your property in which case listen to the feedback in RL and on this very thread and market as a different bedroom number and lower price accordingly OR expect it to languish for some time and then reduce anyway
