Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

You need to get real or you won't sell. Has your agent done that stupid fish eye lens for the photos? I drove for five hours to view a house and it was much smaller in real life than it appeared on the listing. I was furious. After that I noted what size I have now and compared it to any future viewings.

No fancy lenses. This was part of my original question as to why people don’t look at the sizes that are on the listing. The houses I’ve viewed I’ve made sure the master is comparable to my current one and I’ve seen many that are smaller so don’t bother with a viewing. I agree pictures can be made to appear bigger so looking is a good thing but start with the basics of what is acceptable to you before viewing

I am thinking a bedroom had a mimimim size also but I was rather young/ it's a long time ago

Yeah it’s definitely a learning curve. You need to look at the sizes and understand what’s acceptable and as you say compare with what you have already.

People are interest in more than just the size of the master bedroom and many people will take a smaller master for a better balanced set of rooms

I agree with you op, that people should look at the floor plan prior to viewing. If the bedrooms are too small for them, then they can view with an eye on potential knock through or not bother. You cannot magically make the bedrooms bigger (unless you do the knock through) they are what they are. And yes, they are quite small, but have a look at the majority of NB floor plans - they are small too and lots of people buy them 🤷‍♀️🤷‍♀️

Thank you. This is what I think. I just wanted some advice as the room sizes are what they are and as you say compare to many that are marketed the same way. I do agree there are box rooms in many houses but they are still listed as a bedroom. Just wish people would look at the floorplans.

It's up to you how much you need to change about to make it more obvious appealing to the largest proportion of people

But you said yourself that room sizes are being listed as feet/inches! Why metric isn't also included is beyond me. People don't want to have to work out and convert all the calculations themselves to compare to other properties!

I'm glad you are going to change this though, so hopefully you get less viewers that are shocked when they arrive.

Yeah it’s frustrating that people don’t study the listing more. When we brought the house only 2 rooms had beds in the others just had packed up belongings didn’t bother us as could see the potential. We have always had the smallest room as a dressing room but all others were used as bedrooms until recently when dc moved out so I know that forth room is a usable bedroom

I’ve only bothered working it out as we are selling ours because the rooms are too small.

Seriously?! Even the largest is only a small double. The rest are cupboards. There's nowhere for a wardrobe

The bedrooms are definitely not on the generous side for a 5-bed. The three larger ones look similar to our old 70's 3BS but do not compare well to our NB 4BD (you know NB, the ones that people say are pokey & cramped!).

Ours are:-.
1 14ft 9in x 14ft 0in.
2 13ft 8in x 10ft 10in.
3 11ft 5in x 9ft 7in.
4 9ft 4in x 8ft 3in.

As PP's have said, perhaps redesignate the smaller ones as study/ box/ hobby rooms? We call our smallest room the box/store room.

very very few 4 bedroom houses have all 4 bedrooms that are 3x3m and bigger. I’d go to say 99% of 4 beds have one bedroom that is 2.something metres x 2.something ms

I have a 1970s 3 bed.
The main bedroom and bedroom 2 are 4.5m by 4m. Bedroom 3 is 3.5m by 3.5m.
When we looked to see our estate agent said bedroom would be advertised as small single.

This is what I’ve been trying to say but apparently anything smaller than 3x3 is a small double or a cupboard 🫤 if this was the case most houses should be marketed as one bed. I do appreciate that older properties generally have large bedrooms but they would have smaller kitchens as kitchens weren’t used as they are today but now people want bigger live in kitchens.

Yeah I understand that size is relative to the location of windows doors and radiators as it can make a room useable or not depending on what furniture you have.
I have been looking at all the 4 beds in my area that have sold in the last year and all have similar sized bedrooms so it’s definitely an era thing and not much I can do about it.

All you can do is make sure that it's presented so that people feel pleasantly surprised rather than slightly disappointed when they view

To be fair, those do strike me as an unusually small set of measurements, but as you say, it's all going to be there in the listing and presumably the house is much cheaper than a 5-bed with bigger floor space, so it's silly for viewers to be surprised. That said, I think a lot of people really struggle to visualise anything and they really need to see the house to understand what the measurements really mean.Also people get pushed by estate agents for feedback and will just say anything to get the estate agent to go away, so never put too much stall by what that feedback is.
I imagine a few people might look at the listing and think "those bedrooms seem small, but I'll go and have a look in person. Maybe they're ok". Then when they view they realise that they wouldn't be happy. with the size, so it's kind of "the viewing confirmed the bedrooms are too small". But really there's nothing you can do about it - if you like the house someone else out there will and it's just a case of being patient until they come along.

The op only uses 3 of the 5 as bedrooms

3 bedrooms
1 dressing room
1 just containing wardrobes

so theres no “clearly it is a 5 bedroom” about it!
