Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

When you bought, how many were going to be living there?

2 adults 2 teenagers and a child. We have always had the smaller room as a dressing room as we never needed to use it for anything else. dh and myself had master and teenagers had the other 2 doubles and child had the single all had enough space

I'm aware this post has moved on but I've clearly not got enough in my life 😂

This post is like from another planet! I grew up in a house where the rooms were similar size to these and it was and still is classed as a house with 3 double rooms and a single - my sister still managed to fit a small sofa bed in the single! Additionally the last house we just moved from, our bedroom (2 bed house) was the smaller one and was the same size as your smallest double and we had a king-size bed in there, plus bedside cabines! A fitted wardrobe, granted, but if we'd just had a regular size bed you could have just fitted a wardrobe... Tight squeeze admittedly but deffo a small double.

Incidentally the poster way up thread who shared that webpage on minimum bedroom sizes, Ops rooms are much bigger?!

The smallest of the largest doubles is 3.35m x 2.95m, the others definitely larger - minimum size for "at least one" is 2.75m the others can be 2.55m, all of which ops runs exceed. The minimum single size is 2.15m, ops is 2.43m... 🤨

You've all gone mad!

Going by floor space I think OPs smaller rooms are under the minimum on that link (not that it matters).

Nobody can deny they are on the small side for bedrooms and the house should be priced accordingly. It's ridiculous to say she should take a few off though and call them something else!

I agree with the argument that sometimes comes up on here that you can't stick a bed into a downstairs reception room and class it as a bedroom but it's not the case with upstairs rooms that were always supposed to be bedrooms! Many people will not view or buy as these rooms are too small for them and that's OK, but they'll be big enough for some if the price is right!

No idea wouldn’t know where to look for this info doesn’t say on the listing

You can find in on your EPC certificate. Just Google, stick your postcode in and you should find it and will say on there.

I see this a lot, although sometimes it's in small print at the bottom of the plan. Almost always on the size bit on Rightmove though it says "ask agent", whether it's listed on the floor plan or not. So annoying.

I'm also quite wary of how accurate they are anyway as the 2 floor plans on my house's previous listings contain totally different measurements 🤷‍♀️

They are small. I imagine you will potentially get lots of viewings but they will lose interest. It depends how much time and how desperate to sell the house.

You could update the profile to highlight that they are small bedrooms. That way you will potentially put off viewings but raise the expectation of people who do view.

Just promote 5 bedrooms and probably get more viewings and just hope they fall in love with the house.

I hate it when EAs don't put the total size of a property on the floor plan. Always an indicator that they are hiding something.

I noticed for both the house I'm selling and the one I'm buying that the overall size differs by 10 square metres between the EA floor plan and the EPC. The EPC lists smaller in both cases.
