Hi currently selling our home. Haven't had much feedback but a couple viewers have said that the bedroom sizes are too small, to me they are standard for the era of house 80’s. Why don’t people compare the sizes to what they currently have and what’s on the listing before viewing. We have 3 doubles one small double and one single. For reference the sizes are all in feet and inches
bedroom one 11’1” x 11”1’
bedroom two 11’3 x 9’9”
bedroom three10’9” x 9’7”
bedroom four 8’3” x 7’6”
bedroom five 8’ x 7’6”

Maybe put room sizes in both metric and imperial - people can have preferences either way.

Can I just say thank you for everyone’s input.
I Believe the room sizes to be typical of the style of house , we havnt changed the sizes the extension hasn’t made one bedroom into 2. Having only lived in 2 properties as an adult both same era and sizes and we are also looking at similar properties just in a different area so had no idea and that’s why I wanted advice. I will speak to EA.

Tell me about it. But we sold our previous house very quickly that was a 3 bed with similar sized bedrooms infact the master was smaller

Are the photos taken with a wide angled lens or from an angle where it looks like the room might extend further (eg you can’t see all 4 walls)? It could be that the rooms look bigger in the photos combined with people being unfamiliar with imperial measurements. Or they could be on the fence after seeing the listing. Maybe they think the rooms are probably too small but they like the house enough to want to see it in real life to make up their minds if they could live with small bedrooms because they love other features.

Thank you. The photos look good and not deceiving. Yeah all other feedback has been good. House well presented and looked after, location etc

and in imperial only by preference but if it’s not my preference I get a calculator out; it’s not rocket science 🤷‍♀️

You bought the property with the current room sizes, so someone else will buy it for the right price.

I agree with what another poster suggested up thread:
-Market as a 4 bed with dressing room/study. Unless there are inbuilt wardrobes in the room, I'd ALSO include the word 'study', because many people WFH now

or

-3 bed with dressing room AND study

I don't know how easily it would be to change the listing, even just for say 2 weeks, to see if you get more interest advertising is as one of the above instead of a 5 bed?

OP go on Zoopla and look at the properties that have actually sold and what for

rather than using those live and unsold as your benchmark

Thank you. Yeah I do just these room sizes have baffled me tbh. I was going by past properties and also looking at what’s available they are listed the same as a 3 bed even if the 3rd room is a study size

I don't agree with a lot of the comments. Not everybody looking for a 5 bed is expecting a mansion. Some people need 5 beds but can't afford the price tag on a large house.

A lot of people on here recoil in horror at tiny bedrooms, but the fact is a lot of houses were built this way and people buy them and sell them again without dropping a few bedrooms and classing them as cupboards.

My box room is smaller than your smallest room, as are most in my immediate area. Mine is extended so the box room is now bedroom 4 but most are 3 and are selling all the time as 3, not 2 + study/cupboard/shoebox. Plus they're all set up as bedrooms in the listings so they do get used as such.

As long as it’s not priced in line with other 5 beds it’s probably ok.

Normally “natural” 5 beds are spacious.

the two smallest rooms aren’t good for much apart from offices or storage. Would be like a cell for a child. I know not unusual but if you needed 5 actual bedrooms, or even 4. You’d be disappointed. I found similar when was house hunting with 3 kids as wanted ok sized rooms for all of them.

Thank you so much much. I agree with everything you have said. There’s no way I’d describe the 2 smallest rooms as cupboards but as you say it’s the expectations.

Yeah was originally a 4 bed but double story extension made extra bedroom and reception room. At least we now have 3 double bedrooms( I know some on here would argue that 🤣) but that is a positive

Had a look at a new build 4 bed. Marketed as a four bed. 4th bedroom is 5.67sqm. My 4th bedroom is 5.86sqm so very similar size and some of you have called it a cupboard! 🫤

If a big house builder is building houses with these room sizes and marketing them as such then why are people saying my room is just a cupboard? I’m just trying to get my head around it that’s all and trying to understand so I can move forward with the marketing of my own home.

OP you essentially use the smaller one as a large wardrobe!
and the second smallest also just clothing storage and no bed

so even setting aside what people are saying, that’s how you and your family use the rooms!

You’ve been told in RL plus unanimously on this thread that you need change the bedroom count and lower the price. That’s really the long and short of it 🤷

There used to be laws about how big rooms had to be to be classed as a bedroom and I think that's still the case on the continent

Yes some very big builders now make rooms much smaller and market them as bedrooms - that doesn't mean they are good builders though, and it doesn't make them right

If it's priced as a 4 bed but is listed as a 5 bed could it be that you're getting people viewing that are expecting too much I wonder? They're assuming it's a bargain 5 bed and then feeling disappointed about the room sizes perhaps?

If it really is only the bedroom issue and there's nothing else wrong that people don't want to say, so are using the bedrooms as an excuse and it IS priced as a 4 bed that's otherwise comparable and has sold, I'd just stick it out for a bit. It's only been a couple of weeks.

Only other suggestion is you market it as a 4/5 bed so you might dampen expectations a bit.

I wouldn't recommend posting a link, but could you perhaps post a floorplan so we can see the layout?

Not in the UK there wasn't... why do you think older houses often have tiny box rooms?
