That’s lovely @Floopani and very reassuring that you still love the house! I’ve been having similar fears too (and have just read my survey report which always reduces the house down to a series of nitpicky paragraphs) so it’s good to hear the love was still there! Massive congratulations!

Tentatively joining. Just going on the market. Signed estate agent contract and cash buyer viewed yesterday. Slowly working my way around the house decluttering and depersonalising and deep cleaning.. YAWN.

When we moved here 4 years ago we planned to extend, the house has great spaces downstairs but only 2 bedrooms. DC are young enough to share for now but that won't last! Of course Covid and Brexit put paid to that since cost to extend has shot up. I dragged DH to view a 4 bed and we finally agreed to give up on the extension idea 😭

The market seems very slow here, not much coming on. I am hopeful that will help us!

Once we are sold then I will be aggressively enthusiastically ringing all agents weekly to try and get pre-listing viewings, that's how we got this one ♥️

Wow it’s nearly the end of this thread, nearly Christmas and so many of us either racing to complete, exchange or alternatively have deferred until January.

I completed yesterday, woohoo! A month ago it was dicey that the buyer would go ahead, because of fixation over warranties.

Am supposed to be getting the money in my account, and I think this is the worst email checking I’ve been. It still hasnt’ arrived! I know these things can take time, but until I’ve seen the money, it just doesn’t feel real. And then I can finally look at buying a house and relocating in 2024.

@tealweasel hooray for the exchange! It’s a huge milestone. Are you hoping to complete before Christmas?
@loopyloo52 that’s fantastic, completion before Christmas will be great. It’s the start of a lovely new life for you I hope. 🤞 wish I’d lost weight… but I think I have got fitter having to go for walks just to get rid of that ‘waiting for an email’ energy!
@Floopani completing and exchanging within 2 days is so quick!
@sweetpickle23 hold in there, I know it seems like a while but. At least the survey is only minor. That is half the battle.
@Ellswells3 completion really soon too! It’s like we are all racing towards Christmas.
@EmilyMay89 your chain sounds very stressful, I’m not sure how people don’t realise such big implications. But an exchange will be very reassuring, hope it happens!
@ibelieveinmirrorballs maybe they are asking just in case, if all goes smoothly, you’d be keen to complete asap? It does seem unusual though.

We're not a pre-Christmas move, completion date is 4th January. Movers are booked and I've set up the mail redirect and booked in our broadband switch, so should now be able to kick back and actually start getting ready for Christmas!

@NoWordForFluffy no not really. Exchange still not happened. Deposit funds have been sent and all paperwork has been completed, we had an email earlier to say everything was in place for exchange today, we didn’t not hear anything so DP has just called and the buyers mortgage funds have not come through yet so exchange hasn’t happened. DP has told them it happens tomorrow or we’ll pull out. I’m distraught, totally distraught. We have done everything right. DP is on the ceiling, I think this is going to tip him over the edge.

Hey @ibelieveinmirrorballs we had our survey back too and I get worried with all the red bits but DH says all is fine so we're going through with it.
Our buyer still so keen -- keeps asking if we can exchange before Christmas but we are in limbo as our vendor's paperwork (flippin solicitors) is not happening as fast that end as we would've wanted. We were hoping to get all the searches on our new house back before Christmas...! Some chance now as we are facing the Great Shut Down next Friday.
EA says all the solicitors are now focused on getting everyone over the line who needs to complete before Christmas, which sounds fair.
So, our buyer is still there but probably peeved off with waiting a bit longer, while we are frustrated by the seeming lack of urgency at our end.
Still aiming for completion by 6th February but who knows ...???

Good luck to everyone exchanging and completing and those just starting out!

We completed on Tuesday lunchtime (should have been Friday). Today is completion and moving day! So naturally I’m awake too early cause I’m excited and stressed! Got some window cleaning left to do and cleaning where all the furniture is once it’s all out the house. So thankful we decided to get a moving company! We’ve also ran out of boxes so got miscellaneous things that will have to be chucked into bags, just want it all organised and done now. We dropped off the keys yesterday and our sellers moved out yesterday so I’ve got my fingers crossed for today.

Noticed the sheds got a leak and our dog ripped some wallpaper (😫) so feeling guilty towards our sellers but we’ll leave a note and some alcohol.

Are you still thinking early exchange on your sale..? Does your buyer know about proposed early Feb completion? Hope that's all going along smoothly...

I had surveyor here early in the week for my buyers, I am stupidly anxious about it and them wanting money off - as I am not going to be very tolerant of it for anything minor (it's an old house in pretty good condition but not going to be perfect!). I think only once both surveys are back and you know nobody's going to play silly buggers can you really start to have your eye on the prize...

What does everyone think an ideal gap between exchange and completion is? My EA suggested 2 weeks. Do people book removals after they've exchanged... I cannot remember how I've ever done this in the past but it seems more likely that you'd need to book removals before exchange in most instances and take the risk that it's all going to happen as predicted. So stressful!

@Rapunzel91 congratulations for completing! I think the fact you feel guilty about some ripped wallpaper shows you're a decent person and I'm sure the house is in a great condition - lots of people wouldn't care and... these things happen!

@MercyNursey fingers crossed for you today. It does sound like this is a glitch and things will happen today - I recall similar sort of inching towards the finish line with my last purchase/sale and it's excruciating when you realise it all hinges on these tiny things (like banks transferring money when it needs to be transferred) and can seem catastrophic when it doesn't happen. Then suddenly the money is there and it all happens and you can't quite believe it.

We are mid-move. We also ran out of boxes (tip: get 3 x more than you think you'll need!), so lots in bin bags!

I'm at the new house with the poor doggy who's very unsettled at all the shenanigans. DH is with the movers packing up the old house. Hope they get across here soon! We think we're going to struggle with the sofas and the stairs. 😬 Hopefully not though.

Good to see some pre Christmas exchange and completions! We've signed all the paperwork for our sale and purchase but waiting on the rest of the chain. One is waiting for final mortgage offer, one is having to extend theirs and another has some enquires about mould outstanding 🤷🤷 So close but still could fall apart yet so it's feeling a bit stressful now as it's out of our hands. Was really hoping we'd exchange before Christmas but what with solicitors closing up next week it's unlikely, so Christmas in limbo!

@ibelieveinmirrorballs we refused to give authorisation to exchange until we had removals lined up. Delays caused by our sellers and fuckwit buyers meant that the date moved a few times, and we weren't able to get any removals for at least one of the dates.

Worth getting ducks in a row with quotes etc and keeping in touch with them to check on availability- at least where we lived, most wouldn't let you book without exchanging!

Very jealous of all the exchanges and completions! The brakes are on for us until the new year. When I read the email sent by the guy at the bottom I wanted to punch him, so casual about causing a month delay. It's fine for them, they're investors, the rest of us have had everything on hold since end of November! We'll get there eventually!

@ibelieveinmirrorballs Yeh, buyer wanted to exchange this week, but it's unlikely as their solicitor is now checking out some extensions and conversions done on the house pre-us owning it, and the building regs for some work we did.
Also, found out that the tortoise like sol's at the vendors end haven't even sent the contract pack to our sol yet .. we are reluctant to exchange and provide a completion date without at least knowing the wheels are in motion for our ongoing move.

Our lovely buyer knows about our proposed early Feb completion, but was hoping to get in sooner (January). I feel bad for them but we were unlucky with our first vendor (withdrew house from market) which put us back 4-5 weeks.
