@NoWordForFluffy the money is in progress, should be transferred to me on Monday.

BUT the EA has literally just called to say there are still things outstanding so she can't guarantee it'll happen before Xmas so wants me to make contingency plans. FFS I've booked my holiday from work, got the sky and broadband going in on the 18th, got deliveries booked, the movers provisionally booked etc.

I was really looking forward to getting in. It'll be a real ball ache having to stay here for longer. The only good thing is that my ex partner is going to him mums on 17th December and will be staying there until the 7th January so we could stay here if needed.. but I've packed all the decorations now to take and don't want to have to unbox them all again. Honestly what a crap start to the day, I was feeling so positive when I woke up!

Don't buy houses folks! It's not worth the stress!

@loopyloo52 we were in this situation, everything was going, discussing exchange and everyone saying they're ready. We organise things. Then all of a sudden, there is more anti money laundering checks, now a problem with a mortgage (and obviously the massive issue of a cyber attack but we won't go into that one...!)

I don't get how everything isn't checked before they get your hopes up it is happening!

@NoWordForFluffy yeah it's a total ball ache. At least the sellers have said they are happy for my broadband to go in on the 18th still - I don't mind paying for them to use it for a few weeks. Least it means it'll be there and ready for when we do move in. My son is autistic and a bit of a gaming addict so it's worth it.

I'm still clutching to the hope that it will all come together for next week. I'm not telling my ex partner though, least that money will be ready for when I do need it and it can earn some interest in my savings account in the meantime.. gotta take the positives where you can!

@loopyloo52 The phrase 'things outstanding' drives me nuts - what are these things exactly? When did these things come to light? Why are they still outstanding - who needs to provide them/sort them? (i.e. who can I hassle to get this resolved? 😅) Such a frustrating process! I hope 'things' get sorted in time for you to get in pre-Christmas.

Seller's agent thinks it'll be Thursday before we can exchange as the solicitors who need to do their review are notoriously slow. At least I can lay off the email refresh a little today.

We're not completing till 5th January so urgency on my side is more just to get this legally locked in so that I can put it 'in a box' and enjoy Christmas without worrying about someone pulling out 😅

Last date for completion in our chain was 15th December as at least one set of solicitors closes then (lucky them!) and one of our chain has good financial reasons for needing to wait till January if we didn't exchange by 23 November so everyone's agreed to just wait till the New Year. We've been told 6 days for mortgage funds so just as well we're not aiming for the 15th or it'd be getting squeaky!

@tealweasel I think doing it that way is massively less stressful all round because you know where you are and you can plan around it.

I think because of the fact that everyone on my (small) chain is so eager to complete before Christmas it's put such massive pressure on everyone to plan and get things organised in time even though we've not even exchanged. As it is, it looks like my sellers will be using my broadband over Christmas ha ha!

My seller's father is really poorly so I think she just wants to move him into their new house so they can spend Christmas together. She's upsizing so he can move in with them. I really hope it happens for them, he's been in and out of hospital so much recently according to the EA.

Our lender isn't one which texts / emails to say they're sending the money. So I asked the broker to chase, and money release tomorrow is confirmed, for completion on Friday. Phew! I do like to know.

I haven't kept up with this thread and just read through the last few pages, so happy to see so much progress and sorry to hear from those still trying to push forward, especially @EmilyMay89 , you seem to have had a nightmare!

We are working on exchange and complete on the 13th, our solicitor just waiting for confirmation from other side and then they will request our mortgage funds. I have not started packing yet, so I need to get a move on...now it looks like it's really happening, I'm getting even more anxious!

No further news here today aside from a note from our solicitors to say that their understanding is the same as ours re outstanding items - i.e. confirmation from our seller's sellers that their file review is complete and that they're ready to go. Everyone's hoping it'll be tomorrow.

I just got off the phone with our estate agent. By the sounds of her call, she is expecting our chain to collapse. Something to do with the bottom buyers mortgage

Thanks @Floopani we've been really unlucky with our buyer pulling out in June then a break further down the chain. It's so disheartening. We think our buyer is telling fibs now trying to keep the chain alive. Estate agent said he would try and get to the bottom of it and call back by close of play today... still haven't had a call

Had a call at 4.30 from our solicitor to say he was reviewing our mortgage lender's reporting requirements in advance of potential exchange tomorrow and they have just today changed their reporting requirements on a point regarding the source of our deposit. We've complied with their requirements so no actual issue but the additional reporting could add delay which is utterly maddening.

He did say he thought it might be an error on the lender's part because it referred to the update being as of 2019 and the same was true in other places where it had been updated and was now out of date with regards to points of law (stuff around leaseholds and cladding, for example). Keeping everything crossed that the error is spotted and updated overnight...

Having an upsy downsy week ... yesterday EA was full of positivity that as we have no chain ahead of us (vacant possession) and a cash buyer on our house (no chain) there was every possibility we would be exchanging and completing on both properties with no need to rent/airbnb to cover any gap.
Today our solicitor is warning us against exchanging on our sale until we have the next house definitely lined up ... using scary words that have knocked the stuffing out of me.
No word from our buyer but I know they were ready to exchange and I REALLY don't want this to put them off.
Also, solicitor says if we do the sale and 'long-stop' her fees are going to be much more as it's additional work.
I am feeling very low ...
it's like we pull out all the stops to make things happen but there are no certainties.

Sorry you’re feeling down. I’ve been in high anxiety (that other commonplace emotion during this whole sorry process) waiting for confirmation my buyers are actually doing a survey. Now looks likely to happen sometime next week.

Spoke to my surveyor this evening for feedback on the house I’m buying. Having to rethink my plans a little as he estimates a £20k cost to tank the basement and one of my teens had requested having a teenagery bedroom down there 🙄😆 - nice idea but how about NO? 😁. Other than that he was very positive about the painstaking renovation that’s been done on it although tutted at the fact there was a bit of Victorian rather than Georgian coving to be seen. I’ll live with it.
