Spoke with the solicitor this morning and the issue is a glitch on the Mortgage Lender's Handbook website - if you look at the combined Parts 1 and 2 for our lender, the answers all show as updated yesterday and are as he'd expected, but if you look at Part 2 only it refers to the latest update being from 2019 and isn't aligned with what we're doing. Clearly an error but he just needs to go away and check internally that they're fine to rely on the combined Parts 1 and 2.

In the meantime we've had a message from our agent to say looks like it could happen this afternoon, so hopefully we'll get this squared away shortly!

Had an 8.30am call from the solicitor, completion for next Wednesday confirmed. I have now sent our deposit and mortgage drawdown has been requested. I'm in shock! I need to start packing!

So sorry to those who are having problems with their chain, especially at such a late stage @EmilyMay89 , that really is shit.

I have been chasing but we are still waiting for our sellers to have some final approval on their mortgage as it’s a lifetime mortgage. Apparently is a non-issue but that is causing the delays. If I were the sellers, I’d be ringing the lender daily to get it sorted, but I have a feeling they won’t be doing this. So frustrating waiting for something outside of our control. Keep being told we should be moving before Xmas but really don’t see how, when we have no dates confirmed and would need removals / time off work etc. feel like it’s putting a dampener on Xmas! Might need to just accept we won’t move this side of Xmas and forget about it for a little while, so that we can enjoy the festivities.

We were meant to get confirmation on the bottom buyers mortgage today, one way or the other. Now been told they've been given a deadline of 5pm tomorrow. So even if they get it, we probably won't get an updated until Monday, the day we were meant to be moving. Beyond fed up, really annoyed at everything

Joining the chat again.

Our sale fell through earlier in the year and we managed to find anything property a few days later. Now we’re expecting to exchange today or tomorrow, just waiting on the bottom of the chain to kick of the money to get exchange. It’s been beyond stressful and I’ve had some many personal issues to deal with at the same time. The constant not knowing what’s happening from one week to another is not for me. But hopefully happier and less stressful days soon!

Given we have to wait for the vendor's slack sols to confirm receipt of funds / completion, I'm thinking it won't be early notification!

At least it's just us and them. Could be worse! (And I only have a half day off work.)

@ibelieveinmirrorballs Hi and thanks. Yep, definitely on a rollercoaster of emotion right now. Glad your survey went OK.
So, the issue is we were left in the lurch when the house we were buying was withdrawn from the market. So the gap between where our buyer is (now requesting a completion date, close to exchange) is stressing us with our onward house -- where we haven't even had the survey report back or searches done.
Depending on who you believe 😬"There's time to complete by late Jan/early Feb so you can match up your sale with your purchase"
OR "Don't gamble with your lives -- wait until you are ready to exchange on your new house before you exchange on your sale. You could end up homeless, spending £1000s on rent, £££s on storage, putting your cat into a rehoming centre plus racking up more solicitor's fees." (If there is a long gap between exchange and completion on both houses the solicitor charges more as she has to start a new conveyancing process for the onward purchase.)
We were all set to exchange before Christmas to keep our buyer happy (they can't wait to get in) and to make it feel like it was all really happening.
Now the solicitor has warned us off it's just left me a bit ... down.

I'm so frustrated with this process that I just want to go scream into the void. Not convinced we're going to get there this week now, and who knows if we'll even make it to exchange before Christmas.

@Jacquel666, what does your gut say about exchanging on your sale now? I'd be tempted so I didn't lose the buyer. Do you have much in the way of holiday lets where you are? Might be a good short term housing solution if needed (at a discount as it's winter!).

We haven't even been waiting long for this (about 3.5 months), but we've had a good 6 weeks of delay in there, unbelievably! I'm so glad to be at the end!

@NoWordForFluffy, no response and it seems to be impossible to communicate with them about the issue. The solicitors seem to be funnelled down a route of drop down menu forms with no human point of contact, and there's zero chance of me as the customer being able to unlock the issue.

No broker to get on the case? I'd personally ring and ask where you can send a complaint. Get an email from your solicitor explaining the issue and send it with the complaint. See if that does anything. How sodding ridiculous though.

@NoWordForFluffy I’m completing on 13th! I’m finally starting to believe that this is really happening… hooray.
I am relocating and will be buying a house as soon as I can. It’s all a bit tricky, partly because I’m trying to find a suitable special needs school which is proving really hard. And renting is draining on resources, especially paying a mortgage on top! So it’s great to be completing soon.
