They'll only extend it by 2 weeks maximum and then it's reapply

We are in a horrendous situation. Offered on our house in feb. Sold ours. Seller bought a house but it fell through, we waited in our rental property until they found something else. Supposed to exchange two weeks ago but some problem has arisen with their new property. Their lawyer ignores our lawyer, we got in touch with seller who gives us vague stalling answers. We are out of our rental beginning December and both sick with anxiety. If we walk away we have wasted thousands on survey and legal fees but will need to find a new tenancy soon. No one will give us any clarity. Don’t know what to do.

Have you been given notice on the rental, @Lisabeans? (Or have you given notice?)

If you haven't, you don't have to leave, and you also can't be forced into signing a new tenancy.

It sounds so stressful for you. I hope it gets resolved.

We’ve given notice, unfortunately. The seller led us to believe they were much closer to exchange than they actually are. The landlord has found new tenants.

Just don’t know what to do now.

Oh no. What a nightmare. We're not giving notice until we exchange, which then dictates when we can complete thereafter, so we have some, but not too much, overlap.

I think you need to give them a deadline and make the problem theirs to solve, if they're serious about selling.

@silo6823 We had to reapply for our mortgage a few weeks ago as our offer expired, but we actually managed to get the same rate and the lender turned it around in a week so don't be too disheartened. I really stressed about the offer expiring but it didn't actually make much difference really! Plus our new offer is for another 6 months so at least the pressure is off in that sense.

@Lisabeans sounds very stressful. I guess you can only ride it out and keep putting one foot in front of the other. Like others have said perhaps even put your stuff into temporary storage.

Temp Airbnb seems really expensive combined with storage … We will have to look at it though tbh I have lost all faith that we are getting this house and all my energy and enthusiasm is gone. Going to message the lawyers again now though I guarantee we will get no reply.

Hello can I join too please! I recently separated from my partner and my offer was accepted on a lovely little 3 bed for myself and my son in the 2nd week of September . There is no chain and everything seems to be progressing OK. I'm still living with my ex in the family home (he's buying me out) and I think we are both ready to move on now. (we officially separated in July) My ex keeps asking if I've got any dates yet but I haven't. I am really hoping the fact we've got no chain means we could complete by end November - could this be doable?! I don't want it to go into December too much as I will need to get some traders in for a few bits and worry that they'll all be on their Christmas holidays! I've tentatively started getting things organised, there is a lot to go through as we had so much shared stuff. So on we wait....!!!!

We have just accepted an offer on our house, after being on the market for 2 months. Have put forward an offer for the house we want, and are waiting to hear back from the agent. The wait is killing me, and I can’t settle at all today!

Arrrgghhhhh. The transfer from developer to our vendor (in March this year) isn't registered yet and we can't exchange complete without either an undertaking from the vendor's sols about assistance post-registration if any issues (they won't give it - they don't have to) or it being registered.

Luckily you can request that it be expedited by Land Reg yourself. So I've done that in the hope it moves it along! Could be god knows how long at this rate.

Boiler has packed up, repairers came today and no luck, they are due to try again tomorrow but it doesn't look good for such an old boiler.

if seller wants to go ahead, they will knock off £4k I guess?

then the mgmt company haven't produced a valid fire safety certificate - I find this astonishing. I'm hoping it's an error or oversight.

buyer mortgage company now wants to run another bankruptcy check on him as it's been so long - I can understand this but it doesn't seem to me like there's much hope for this sale.

on a personal level, it very much feels like the universe didn't want me to move.

it's a four hour round trip to the old home. I'm knackered. I nearly booked a hotel for tonight but have a medical appointment tomorrow. So a kind friend is letting them in tomorrow. I'm not thrilled about not being there but didn't want to delay further. I can't keep doing the trip anyway.

wondering if it's easier to tell buyer now rather than waste time fixing a 20 year old boiler (it's electric). I'm convinced he doesn't plan to live there, just found it easier to apply for a residential mortgage, so I think he'll do it up, then convert mortgage to a BTL.

He didn't ask for an electrical survey either. Hasn't tested the heating. Hasn't seen it since June though I presume he will do a pre-exchange visit surely?

I had to expedite similar on uncle's property - Land Registry were really helpful, fingers crossed for you.

I'd also like to join! We've signed up with our chosen EA and ready to list but keep worrying it's a weird time of year to sell a house. Is it worth waiting til the new year to get it online, or just go for it? We've already got a viewing on Saturday but they haven't sold their property yet so I'm not sure there's much point in it. I just want to get things moving now, but worry it's bad timing. Gah. Never sold a house before.

@rottweilersrock congratulations.. you’re at a very similar place to me - I accepted an offer on mine tentatively on Friday and have been haggling with the seller of the house I hoped beyond reason I’d be able to secure - I viewed it two months ago just after it launched online and fell in love, deciding as a massive long shot to list my house and see if it would sell in time for me to offer. My seller and I finally agreed the extras list today and both properties are now showing as under offer on RM - argh!!

@MovingToPlan I’d just go for it if I were you..! And also never underestimate how that viewer might turn out - I wasn’t even on the market when I viewed the house I’ve just offered on but fell in love and went for it.

This time round it worked quite well with viewings as I earmarked a couple of regular slots that I told the EA they could book viewings in during, and then didn’t pay much attention to whether or not they were proceedable as I wasn’t having to specifically get the house all tidy over and over again.

Been looking for a bit. Looked the start of the year but then both changed jobs so postponed our search for a while. Lucky to have a reasonable deposit without selling and a relative desperate to rent ours so effectively don’t need to sell to proceed. A house we were in a whisker of offering on in May went under offer to people who viewed the same day. It’s come back on, different agent, £50k higher. It can’t have sold as interior furniture still the same in pictures (had it saved so could compare).

Would be interested if the big dairy farm it borders onto didn’t have planning permission to put a slurry pit far too close for comfort, and permission for a barn that will ruin the outlook. Not sure May to November this year warrants a £50k increase on a £500k property either…

I actually messaged the seller of the house we want today, and they are trying to see what they will need to pay for the house they want before they can accept our offer.
We are only moving locally, and know the house they want as it’s down the road from us. We do live in an area where everyone knows each other, so not a problem to message each other rather than just relying on agents to keep us informed!

That was exactly my position too - I wanted to secure my onward property before fully accepting my buyer’s offer.

Next step is contacting my mortgage provider as I want to port my mortgage - I’ll be slightly reducing it so hope it’s fairly straightforward.
