I just had an email from EA - everyone is now ready (except me!) we are aiming to exchange tomorrow with completion on 20th December.

STILL waiting for the funds, my ex is going to do a CHAPS transfer tomorrow lunchtime for the bulk of the money and transfer the money for my deposit today as he's got that already. So I can transfer the deposit over tomorrow morning. I'm hoping that the CHAPS transfer confirmation will be sufficient for my solicitor.

Please keep everything crossed that it all comes together for me! If it doesn't happen tomorrow completion will have to take place in the new year I think.

I'm really hoping it comes together tomorrow. The solicitor has said he wants proof of funds in my account so I'll have to hope that the CHAPS payment my ex is making at lunchtime doesn't take too long to clear. If it takes 2 hours then that's 3pm and I'm in a meeting from 3-4pm! I hate that everyone is now waiting on me, it's so much pressure 😫

Big congrats to all the people getting over the line, and fingers crossed for those close!

We've had a couple of very minor setbacks in terms of survey results and negotiating some money off our purchase (now sorted), and the building manager for the property we're selling dragging his heels not sending over the management pack (not yet sorted, grr).

Solicitors are now talking March for moving, which just seems so far away considering we started all this almost 2 months ago!

We are fairly new into our sale/purchase but I got news today that our buyers mortgage was approved!! I'm very excited because we were trying to buy/sell last year and this was our stumbling block - could of buyers who could not get the mortgage together in the aftermath of the Truss government/interest rates.

Now just for the rest of the entire process to go smoothly 😬

@Ellswells3, we aren't being as productive / getting as much done as we'd hoped to. But we're getting there. Once we move properly on Friday I'll prioritise stuff which is necessary pre-Christmas and that which can wait. I've just asked for the first week in Jan off, so that can be the catch up week!

One issue is the need to dismantle furniture to get it upstairs. Bit of an unforeseen pain in the arse!

Got an update, finally!! All on hold for this side of Christmas now, hoping we can still exchange though. I'm not hopeful. It's an absolute shambles at the bottom of our chain, everyone is very angry about it as I think they lost their mortgage weeks ago and hid behind the cyber attack issues their solicitor was having. I feel disappointed but happier that we at least have an answer and aren't waiting to get packed in a few days before Christmas

Morning all!

What is everyone doing about buildings insurance which needs to be in place on exchange?

I'm getting some really good quotes for buildings and contents insurance, I'm wondering whether to just go for it and get both wrapped up together as it will make renewing easier?

We are aiming to exchange today... my ex is transferring the money at lunchtime. Please wish me luck everyone! I'm so stressed!

Re insurance, I'd do both at the same time in your shoes as it's a new policy (as in not transferred from your current house).

We only needed contents as the HA pay for buildings insurance due to it being shared ownership (which has already saved us money, as we had tile slippage in the 60mph winds at the weekend; reported to HA and it's now fixed!).

@NoWordForFluffy I found a specialist 'exchange to completion' buildings insurance which expires on completion so I can then set up buildings/contents using my pre-saved quotes. It cost £90. It's slightly different to normal buildings insurance because I'm not actually living in the house.

I've just transferred over the deposit as well. Just got to wait for my ex's money to come through.

I weighed myself this morning and I've lost loads of weight. Buying houses is a good weight loss program for sure!😂

I'm currently waiting to be told that we have completed and can pick up the keys. I'm weirdly more nervous than waiting for exchange yesterday, even though it's pretty much guaranteed. I think it's the nervousness of going to the house and it being empty and hoping it all feels as good as it did for the viewings and not like we made a huge mistake!

My agent has started asking me about completion dates (no earlier than end Jan for my seller) but we haven’t even got survey results fully in yet.. are they being a bit previous with all this? I don’t think I can start thinking about that bit until the surveys are returned and any legal queries raised/answered. I think I’m just a ball of anxiety!

We completed today - quite late in the day, but all good! All my fears about going to see the house now it's actually ours and worrying it would feel like we made a mistake were completely unfounded in the end - we love it! And the sellers even left us a card and bottle of prosecco bless them.

I wish everyone on this thread the greatest of luck with their purchases and thank you to those who have shared the anxiety and successes! I'm now graduated and don't plan on rejoining for many years 😂
