Due to exchange tomorrow!

What’s going to happen?
Providing our flakey buyer even wants to go ahead now?
We were due to exchange tomorrow and complete Friday.

It’s a local company. He also rents his vans out, so worst case scenario I’ll move myself.

Ah ok. Wish I could find one like that.

ladybirdsarelovely33 · 24/03/2020 14:50

In a chain, its unusual for everyone to exchange and complete on the same day. It's rare anyway and happens with cash purchasers/ developers really. Not so much in your situation. You have a lot of variables here esp with Ms Flakey so I would leave a bit of a gap between exchange and completion

igglypop · 24/03/2020 16:00

They won’t leave a gap. They’ve insisted with the current climate that they want to exchange and complete on the same day on Friday.
This worries me. So we pack up our entire house, pay removals company in full as it’s so close to the date, so over £1400 and they may not go through.

@igglypop I would go through with it, sod the BAR, it's not as straight forward as postpone, their is too much at risk. Are u going far? We are leaving West London to go to the midlands with a lot of large furniture so not even as though we can do it ourselves.

igglypop · 24/03/2020 16:37

Literally moving 5 miles away so not too bad.
It just feels wrong packing before exchange but I don’t have a choice!

Still keeping everything crossed. Apparently Boris is offering further clarification at his daily briefing.

Is it too much to hope that he'll say if you can do it yourself with a van/while maintaining social distancing then crack on?

igglypop · 24/03/2020 16:52

I really really hope it’s all ok.

0htooooodles · 24/03/2020 16:58

We're due to exchange and complete on Monday. Everyone in the chain is keen to move ASAP. Our removal men cancelled this morning, which isn't ideal, but if we have to rent a van and do it ourselves so be it!

OutComeTheWolves · 24/03/2020 17:07

Clearly my 'info' (from my removal man) about further clarification at the daily briefing was a load of bollocks!

igglypop · 24/03/2020 17:25

So I’ve just heard a rumour that solicitors have been told no more exchanges or completions until this is all over.
Bloody hope it’s not true.

Don't know about England but there is a temporary suspension in Scotland

Tulipvase · 24/03/2020 18:34

I thought the suspension in Scotland was just for bankruptcy related sales - has that changed now?

user1487194234 · 24/03/2020 18:38

Law society recommendation is not to compete any conveyancing transactions
It is because the Land register has suspended registration of title
Update due on Friday
Had to tell 6 clients this afternoon
5 were lovely
1 told me she didn't care what the fxxx ing cs at the LS said I must settle her sale
I don't think so

user1487194234 · 24/03/2020 18:39

And if I don't settle she will report me to the Law society

igglypop · 24/03/2020 19:03

Right @user1487194234 does that mean I won’t be exchanging and completing this week?
As I’m currently packing up my house.

Unless I’m misunderstanding (possible, had a glass or two of wine), this implies digital applications will still be processed?

Or does that mean existing applications, or are most applications done by paper?

“All applications received today 24 March will be taken into the application record.

This decision has not been taken lightly but our priority is to safeguard the health and wellbeing of our colleagues and the wider community by following the latest Government advice.

We are working on a digital solution that will enable us to allow digital applications to be submitted.

Our ability to implement an effective digital solution is critically dependent on not having any pending paper applications that we have not been able to process.

It is therefore absolutely essential that you do not send any applications by mail to RoS.

Applications that can be submitted digitally will continue to be processed”

user1487194234 · 24/03/2020 19:08

Iggly pop If you are in Scotland I think that is correct

igglypop · 24/03/2020 19:11

Phew I’m in England.

OP posts:
igglypop · 24/03/2020 19:12

@Tulipvase what is that in relation to please?
Just looked at the uk law society page and they’re suggesting business as usual.

OP posts:
user1487194234 · 24/03/2020 19:12

Digital applications will still be processed but the vast majority are non digital

user1487194234 · 24/03/2020 19:14

Sorry I did say it was re Scotland
Tulip is quoting from the Registers of Scotland release

Tulipvase · 24/03/2020 19:23

Yes,Scotland, sorry.

Thanks user - is the predominantly paper application a Scottish thing?

I’m just grasping at straws that it won’t happen in England...... We are only really at the beginning of our house selling journey but I’m still worried.....

user1487194234 · 24/03/2020 19:34

I think England is much more down the line towards electronic conveyancing

Treacletoots · 24/03/2020 19:42

We've had confirmation that we can complete and move on Friday. We exchanged last week, and fortunately our removals are still allowed to operate.

We intend to put all boxes and furniture on the ground floor and go upstairs whilst they move things into the van to minimise contact. Then ask them to put boxes in the garage and we will disinfect all furniture.

It's not ideal, but the alternative doesn't bear thinking about. Our buyers will be homeless and we will be living in a house we don't own. Horrible times.
