What’s going to happen?
Providing our flakey buyer even wants to go ahead now?
We were due to exchange tomorrow and complete Friday.

Martin Lewis was talking about this scenario the other day on the radio and suggested that in this situation buyers and sellers within the change could come to an agreement to complete to but stay in each others houses for X amount of time. Obviously you'd want your solicitor to oversee any agreement made but this seemed like a practical idea as nobody would lose the homes or money.

igglypop · 24/03/2020 07:07

Yes I’ve read about exchanging and completing but staying in your house on licence. May be worth looking.

Hi! I'm a solicitor - we are following the guidance from the law society (where possible) to exchange and complete on the same day, so you may do both on Friday. It doesn't give you peace of mind til then but it does mean no one is in breach of contracts due to having to isolate and being unable to move. Good luck Smile

OMFL · 24/03/2020 07:19

Oh Lord, we are due to complete on Monday and the entire chain has agreed to do a SIM, exchange and complete on same day.. my removals guy has said he's still working, but I really am stumped as to what will happen! Trying to pack, read the news 24/7 and home school. I know there are folks in worse situations but this could not have happened at a worse time, alot of money and time has been invested. Its a huge move for us, different city, new schools, jobs, the whole 9 yards!

combatbarbie · 24/03/2020 08:09

I'm meant to be moving the family from England's to scotland on Thurs.... House sale is done and currently in rented acc which expires next Fri.... If the removals company are still operating I want to continue as my 12yr old is currently in scotland with family as this move was all timed for her finishing for Easter 😭

igglypop · 24/03/2020 08:52

There’s lots of us in the same boat. Anyone managed to speak to a solicitor or agent yet today?

OutComeTheWolves · 24/03/2020 08:57

Not yet - Michael Gove was discussing it on bbc news but was annoyingly vague. It seemed to be some chains can still go ahead but if you can stay in your current home you should.

igglypop · 24/03/2020 09:07

I’m so impatient. I need answers!

@ohcomethewolves

Sorry,I’m in the SE

@igglypop

I hope your buyer doesn’t get cold feet! Within a few hours you should know if you can make him complete or not I guess.

Hopefully, for everyone, All the chains will want to press on & just get it done!!

As for telling your mortgage company you’ve been made redundant. I wouldn’t if I was sure we could still make the payments - though how anyone can be sure right now I don’t know.

I’m sure there will be some cracking mortgage deal after the worst if this is over!

Bugger about the furniture though

You might be able to get the essentials delivered if you have to stay for a bit. Or borrow some. Just do it as safely & carefully as you can.

igglypop · 24/03/2020 09:28

Our solicitors just got back to me.
They said they are still all working and in the office, but exchange and completion depends on how the rest of the chain feel about the situation.

OP posts:
OMFL · 24/03/2020 09:32

Get your conveyancer to communicate with the whole chain top to bottom about doing a SIM.

igglypop · 24/03/2020 09:48

I shall try.
I know at least one person in the chain is now worrying that we will not be allowed to leave the house to move under the new rules.
Plus they won’t be able to get sky tv installed for the kids, possibly no broadband for a while and the shops will be shut so they won’t be able to furnish the house.

Our mortgage company have confirmed that they will still transfer the funds. The van hire company will be closing today but have said I can have the vans from today until we move. Just waiting for the solicitor to call.

igglypop · 24/03/2020 10:22

Our chain is all happy to proceed apparently. But what they tell agents and what they tell solicitors are usually polar opposites, so fingers crossed we get somewhere today. We’ve been meant to exchange for the past week, but one member in the chain keeps playing games.

OP posts:
OutComeTheWolves · 24/03/2020 10:40

We've just been told the chain can still go ahead but we all must make sure we have the means to vacate the property.

igglypop · 24/03/2020 11:13

Hoping it will be the same for us.

We’re also meant to be completing today and exchanging on Friday. There’s no chain: we’re moving into my parents’ house while they’re isolating in their second home. Plan was to live there until all the new properties come to market in the Spring and we could be FTB again. no chance of that happening now!

Our removals company are planning to pick up our things and leave them on my parents’ drive so no one has any contact with each other. We need to exchange today and move out tomorrow as I feel like removals companies won’t be able to work by Friday...
crossing my fingers for everyone in the same boat that we can all still move! So stressful!

Nonotmenori · 24/03/2020 11:27

I'm a little bit different from all of you, but I'm supposed to be collecting my keys fir a rental today/tomorrow. I've paid a holding deposit, one months rent and a deposit. I've the tenancy agreement which was to be signed tomorrow with keys handed over to me.
We've emailed and called the letting agent and no response. Where do I stand? I'm currently going through chemo and living in extremely unsuitable conditions which will effect my health. So moving is essential as I'm high risk. I'm so stressed 😭

poppym12 · 24/03/2020 13:13

My removal was booked for Saturday. They rang earlier, they won't be coming.

I can understand but wtf am I going to do now? I have the keys for my new place but have to vacate here. I can't magic all my stuff 5 miles down the road.

snaxinyourslacks · 24/03/2020 13:19

Can you hire a van and do a few trips?

igglypop · 24/03/2020 13:19

Random question. We are now talking about exchange and complete on Thursday. What happens if we are all packed up and Mrs Flakey in our chain pulls out on the day? This concerns me.

OP posts:
igglypop · 24/03/2020 13:24

But on the plus side the association of house movers say that planned moves can still go ahead. Just no new bookings.

OP posts:
poppym12 · 24/03/2020 13:29

We're waiting for a call back from a van rental company as they're not sure if they can operate either.

HettytheHoover · 24/03/2020 13:46

@igglypop have everything crossed for you...we're still waiting to hear about Friday. I just hate the unknown!

poppym12 · 24/03/2020 14:07

The British Association of Removers have said that only moves that are actually underway now can be completed ie if your stuff has been loaded up today and will be delivered tomorrow. All future planned moves are to be cancelled or postponed.

Where have you found out that moves later this week are going ahead?
