Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

Yes! Me, had the EPC and floor plan done last week, the photographer yesterday came to do the photos, the estate agent has taken all her notes, so should be up on rightmove tomorrow!

I’ve not found anything I really like yet, they’re all ok, but I’ve a certain criteria and they don’t tick all the boxes, so,would be a compromise.

Excited to see my house on rightmove though!

We had range of over 100k. We decided to go with the mid point and had booked in for photos this Friday. Was going to sign EA paperwork tomorrow. Today one of the other agents I had round called to see where we were with our thinking. I told him we'd gone elsewhere. Turns out someone who saw our house when we bought are looking and interested. Cancelled photos for Friday and now we've got this couple coming round. EA has given a really discounted rate of 0.4 if it sells to them. I don't quite feel ready for viewers though!

we`ve signed up to an estate agent just yesterday (used them before and theyre good), how long did you all have in making the house "right move picture ready"?

I've been doing it gradually for 3 weeks. I've given 2 car loads of stuff to charity, binned a million broken toys, had our utility repainted plus some outside windows, touched up internal paint, regrouted and tidied like I've never tidied before. I was ill last week as a result!

We had a lightning blitz to get photo ready. Decided Thursday morning to proceed with agent, signed paper work Thursday afternoon so only had three days before photographer came! Should be on RM today but already have two viewings booked for Saturday!

I bought a LOAD of plastic boxes so we can move stuff to the cellar for photos. Half were taken up with my eldest's books and we've filled the other half today from one set of shelves. Sweating a bit now.

It took us weeks to get rightmove ready! Still waiting for the photos to be sent over and the write up to be done.

Are people going to wait till they get an offer before they start viewing?

We've gone on for 805k, an average of the valuations. Photos look amazing to the point I'm now doubting our motives Grin

Me!

We spotted a house we liked a month ago so offered. They accepted. We then put our house on the market a few days later and we've had 4 viewings so far and an offer. The offer is dependant on mortgage being put into place so hopefully this will be validated in a day or two and we will be able to accept the offer.

Why does it take so long though? Every bloody step just seems to take forever doesn't it

This is mine! We have now sold now but it took us 2 days to get ready for the photos, with a 1 year old too! We had to hurry as we already found a house we loved. (I know we so shouldn't look until sold!)

@jamtart30 they have gone right up the last few years.

I bought my first house for 148k and sold 2 years later for 225k. That was on a combined wage of 28k we got that house 😂😂 we were 19 and 20 (2015)

Bought this one last year for 260k and sold it for 275k this year.

Just bought a 3 bed bungalow in need of full Reno for 290k. Hoping this is our final and forever home now!

Wow- 750k eek.

We are in Oxfordshire and our house is on the market for 295K. 3 bed town house. We are moving a mile down the road to a 4 bed detached for 475K. Well - all being well that is. I find this whole procedure so tedious

Ours went up on Monday. Board up too. So far we've had two viewings and one booked in for Saturday. A bit gutted as the viewer today seemed so keen and said he was ringing the EA and then nothing since.

Why not 795 or 799 op... 805 seems very random and just above a big threshold
