Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

So yesterday I had an offer of full asking price!! House only been on since late Tuesday!! Wahey! I'm so happy although a little bit anxious as I haven't even been on any viewings yet 😬😬

Our buyer has had survey back, sent through mortgage offer, searches requested and has the draft contract. I'm still not letting myself believe, though I am starting to hope.

We can't put an offer in until exchange so it's all a bit tenuous. We are starting the big clearout though.

On the market since Saturday last week, 4 viewing so far. No offer yet. Awaiting to hear from 1 tomorrow. :-(

Hi everyone!

We went on on Tuesday, last week and were promised a long list of viewings, as they'd had so much interest on our road, they were confident it would sell very quickly.

We've had two viewings in that time. One couldn't go to our asking price, so didn't arrange a second viewing (although he loved it) and another one loved it, but put in an offer for another house.

In all honesty, I'm feeling a little bit cheated. The EA made out as though they'd be snowed under with interest, but they've not had one single enquiry since we went live.

I'm so disappointed. I really thought that this time would be the one. We were on last year, but the market was dead and our house was over valued, so that wasted a lot of time.

Should I go back to the EA and ask what's going on? I've already said I was concerned, but got a bit of a 'well it's not our fault' kind of response.

We have been on for 5 weeks and had 2 viewings, so have taken it off market.
Planning to redo photos and go back on in a few weeks with a new agents.

@Fern204 We've been on the market five weeks too, with one viewing! I've reduced it by £15K last weekend, but still no interest. EA are useless. I have found a lovely house which would be perfect for us, can I offer if I haven't even sold mine...?

We made the classic mistake of going with a higher valuation, and a very enthusiastic EA. We dropped price almost straightaway from 525k to 475k, but that put us on the back foot.
So new photos, new EA, sticking at 475k and we will see what happens. We have come off online listings and will go back on again at the end of the month, so will hopefully attract the July market.
I had seen a house which was great but it went very quickly. Very frustrating...

I've signed up with an agent but not officially on the market until 5th July after my holiday and after a deep clean has been done throughout. Photos being done 8th July. Measurements taken already for floor plans. Going on the market at £450k - I think that's overpriced still but EA says he thinks I could get more as houses like mine are in demand and don't come on the market that often. Tbh I would happily accept and offer on 7th July for £420k but it would be incredibly tempting to hold out for 'more'. trouble is, everytime I've done that with previous house sales, i've ended up not getting the 'more' and when eventually desperate to sell, moving into rented/with parents for 2-3 months so as not to lose a buyer. not easy with a family of 5, 2 dogs, 2 cats and assorted guinea pigs, rabbits and hamsters!

That was what our now ex-EA told us. I had a gut feeling it was too high, but changed it after a week which in hindsight was a mistake. If you would happily accept 420k, ask for 430k maybe? Gives some leeway to buyers and saves messing around.

@Fem204 if we put it on at 430 then we will only be in the same group of buyers because Rightmove etc (where most people look for properties!) sets maximum limits every £25k so to reach new buyers I'd need to go to 425k !. I felt Ok starting at £450. Thankfully next door have just sold their identical house (on for £490k but newer kitchen, bathroom and extension of about 30 sq ft on kitchen).

I HATE moving house - all the palaver with selling then buying and the stress of having people in your home. Eeuugghh!

Bobby I guess it depends how much of a rush you are in... if it will take 6 months to sell for 450k or 2 weeks to sell for 425k which is a better time frame for you... if it's actually worth 450k and you put it on at 425k you will more than likely get a few asking price offers and maybe even a it over after a bidding war

@Alexalee I have until April next year before I HAVE to have sold (long story!) but I would love to be in a new place well before Christmas. If I got an offer for 425/430 within the first couple of weeks I would snap their hands off. Grin. I guess what will be will be so I will have to garner all my patience and just do the best I can and leave the rest to the EA!

Can I join? We are on the market for 2 weeks.

3 viewings, 2 second viewings, 1 offer too low they went elsewhere.

Bombata2 what was your low offer.. dont know the area but a quick look at rightmove market info would suggest 375 to 400k

it was 390. we are holding out for a minimum of 400. the EA were confident it was a starting point but unfortunately they bid on another property and got accepted.

we were told we may get £325 fo r ours but elected to put it on at £300k as I wanted it gone
It had 14 viewings in the first few days and had two offers for the asking price within a week
we are now waiting for lawyers to do their paperwork searches etc buyer has had full structural done a week or so ago

Its a funny old market and I think you need to do your research thoroughly and not take account of asking prices

If a property is priced too low it will create a bidding war if multiple want it
Alot will also depend on whether your buyer is proceedable or has something overpriced to sell

Fern , not sure about the July Market as it traditionally slows down over the summer when peeps go on Holiday

You may be right. it was not priced badly according to the rest of our area. It is not the highest valuation we had but a medium of 4. We were told to factor in being haggled down 5%. I think reducing will be our next move.
I am seeing how the viewings on the weekend go.

We are having professional photos taken on Monday, and would expect to go on the market again on Wednesday. To be honest, we will probably just leave it on after that. We want to move by next April, so hopefully somethinb will happen by then!

Our selling solicitor has told our buying solicitor we are ready to put in an offer, subject to exchange. That's very exciting!

I'm letting myself think about decorating and pet transport.

Hello can I join in, I went live on Friday and I've already found somewhere I like which I'm viewing for the second time today.

I live in a very expensive part of the S.E. and I am downsizing to be able to afford to cut my hours and retire before I die Grin . Where I am is a property hotspot whereby tiny houses with no parking sell for stupid sums because of their seaside appeal; but the road I'm on (two minutes walk away) is considerably cheaper and the houses are larger with more space to park (but that's rapidly diminishing). I'm moving to the next town as property is affordable to me and still easy for my commute and family.

I was very nervous about moving again but it's amazing how quickly the whole process gets the adrenaline going. I think my agent has priced me too high but I know the lowest offer I'm prepared to accept becasue I can only make this move work for me if I'm able to achieve my goal of being able to semi retire or at least cut my working hours from F/T to P/T.

@BikeTart you are very brave going for a 2nd viewing already! I viewed a few when we went live but have stopped as we have had such few viewings.
Have you got any viewings booked on your house? I hope it sells quickly but if you feel your house has been priced high that might not happen?

We were priced too high and after 5 weeks with 2 viewings, we have come off the market for 2 weeks. Now about to go back on with a new agent and professional photos. Good luck!

No viewings booked yet, hopefully the agent will start identifying their target market this week - the house next door is up for sale as well and they've had quite a few viewings, although theirs has less than 2/3 of the garden than mine and it is in need of work, but it depends what folk are looking for.

It's interesting as when I had it valued about 4 months ago the agent priced it the same but I thought then it might not attract enough viewings but I'll see, it's a balance between lowering the price (if I have to) and achieving what I need to achieve which thankfully I've got some wiggle room with.

I do feel a bit stressed already though.

Market seems so slow. There are hardly any houses sold when I look through rightmove.

Feel a bit deflated. i had 3 viewings booked in for Saturday and 2 no shows. So much work for 1 viewing. The one who viewed may put in an offer but she still has something to sell. So I am not holding my breath.

@bombata2 we had to give 2 weeks notice, and I gave that after 3 weeks as it wasnt looking good.
Had new photos done today, look good and different angles from before. Agent has been round to take details and will write up over next couple of days. Hopefully we can go live again on Friday.
I am having a sinus operation on Weds just to add to the fun 😳

I think I would cry if there was a no show for a viewing. It takes so much effort to keep it looking clear and tidy, plus I need to go out with our dogs. I have given up looking at rightmove more than once a week or so, hopefully we will be under offer soon and that will change 😊
