Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

We are back on rightmove as of 5pm today, new agent and photos. Fingers crossed something happens this time!

We got one viewing booked in for Saturday. I was a bit worried as its been really quiet. My colleagues who are also are selling in the same area said they noticed less activity too.

fernSouth east in area which has kept value and desirability even in difficult market thank goodness. Probate which I think made it more attractive still as not huge rush etc no chain.
Good luck all. Even in my position am finding it all time consuming and stressful until it’s all signed on. dotted line.

Hello all!

Am in the nerve wracking bit now-still in the process as having accepted an offer and had one accepted; buyers surveyed ours a week or two ago, and we have had the mortgage agreed/booked a survey for where we are buying today..

Just wondered if anyone would be able to advise me of what happens post surveys?
DP is on nights so unable to ask him at the moment..
We have had a list of questions from the buyers solicitor...

Surveys, the searches. Both of which generate queries against the draft contract. The vendor answers the queries, negotiation if required. Contracts amended if needed, when both are happy you exchange.

Sounds simple!

Apparently we are very close to exchange. It would however, have been helpful for our buyers solicitor to get in contact with our solicitor. AT ALL! She's not even had a 'thanks for your email' but it's pretty much sorted. Hmm

Bit scary.

For me it's two weeks since I had my offer of asking price which I accepted but I still can't find anything. There's very few coming up in the area I want. I saw a beautiful one today but it hasn't got a big kitchen. I can't decide if it's worth the compromise or not!!

We had a viewing today! The other one cancelled. Apparantly the couple wanted to make an offer there and then but the EA told them they need to put in writing. I cannot Help but feel the EA should have closed the Deal in the Spot rather than wait for them to e-mail on Monday.Angry but then maybe i am just impatient and i am worried they will change their mind

Our buyer came round with a builder today. Like another survey but blunter. Probably the most stressful bit so far.

Thankfully I kept my dignity and didn't grip their ankles on the way out shouting "don't pull out we've found our dream house."

I'm not cut out for this.

Everything that can be planned has been planned for. But not the input of other people!

Mine will go live on the market on Saturday - I instructed the agents two weeks ago but have booked a deep clean for 5th July and was also on holiday last week so told agents to hold of on anything til after it was cleaned! They have a viewing booked for Saturday morning (6th!)and Monday (8th) evening. Photos being done Monday afternoon too. Also have a friend interested but they have to sell theirs . Am hoping and hoping that this will be one house that I can sell quickly and smoothly and seamlessly move into one that I like Grin

Still waiting for feedback from Saturday's viewing, but we have another one booked for Wednesday. Feels more positive after weeks without anything, and glad we switched agents.

So feedback from the first viewing was that it was priced too high for what she wanted to do to it. I have told the EA we are willing to consider lower offers, but who knows?
Someone else viewed today, so will see what they say. House is so clean and tidy...

Can’t imagine op what a nightmare. I’m selling and for about a day there was slight new possibility of not selling but keeping property in the family. Thank god that didn’t come to anything as although I’d have loved to have gone this route I’d have absolutely hated letting down our buyers ! Things do change and when they do and properties taken off the market it’s the worst even where understandable objectively.

@fern204 How did Wednesday's viewing go?

We accepted an offer on Tuesday close to the minimum we said we would accept. They seem quite keen and already booked in the surveys which I am dreading.

Wednesdays viewing... loved the kitchen and downstairs space, loved the garden. But weren't sure if upstairs had enough space for them.
No other viewings booked yet.
Just need to be patient, I guess.

@bombata2 fingers crossed for the survey. So stressful even getting to that stage.

The most amazing thing has happened to me - a friend has offered to buy my house for only £10k under the asking price! His house has sold to someone who is moving into it to rent out their current house so no massive chain. I can't quite believe this has happened. Had one viewing through agent yesterday and photos were being done tomorrow.

Unfortunately I will still have to pay the agents their commission even though they've not done anything to earn it! But hoping to negotiate a reduction (any tips welcome!)

But really I'm in total and utter shock that this has happened!!
