Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

I'm glad you're also having a meltdown @jamtart30 after a short time as I am in the exact same boat!

House been on the market 3 weeks, we've had 5 viewings and bog all has come from it. We've put the price down by 4k so hoping that will get more people in. We only have 4 weeks to sell before our chance of buying our dream home is blown up!

I'm constantly stressed :(

It’s really stagnant here, had a few viewings last week, but not heard anything since.

I think I naively thought once we put it on, we would have the viewings flooding in as there’s only one other 4 bed detached property like ours for sale in our village, which apparently is quite a sought after place to live.

Now wondering if there’s something wrong with my house? May get some feedback from the estate agent later.

I hate the EA feedback. I just want to know do they want to buy it or not? I think there are a lot of people who look at houses 'just to be sure' that it's not what they want, or 'just in case' it's bigger/better/blingier than on the Rightmove photos and details. They aren't exactly timewasters, but they aren't really serious viewers either.

Looks like bank holiday weekend and school holidays are over and now Ive got 3 viewings tomorrow and Thurs.

Oh god now I have to sort the shit hole out. 3 kids over easter hols, argh!

We are about to go on the market! We tried to sell about two years ago, managed to get it sold but it fell through 3 days before exchange. Sold it again, then the house we were buying fell through. So we gave up and did some work on ours. Now we are ready to start again and hope it's all less traumatic!

Thanks Trippedup. I've just sorted the mortgage in principle and have some houses to view this weekend, going to try and avoid stressing about it and just hope it's more straightforward this time :)

We have gone on a few days ago, it’s so nerve wracking. Took ages to get it ready for photos. Two viewings on Saturday which the EA seems to think is ok, no second viewings though.
Right move link attached any advice appreciated if you think the photos aren’t the best or things could be changed to help it sell.

Lovely house, Kitty! I'm sure you'll sell that with no problem. The photos look great as well. The next bit is the hardest I think as you've now done everything you can.

We have just had a viewing this morning and I much prefer them early in the day because at least I don't then spend all day cleaning and tidying. They lived the house but haven't even got theirs on the market yet, so won't hold my breath!

Can I join the bandwagon!
We are going on RM in the next few days, had a buyer that pulled out a week before exchange so we are devastated. They told us Thursday so gave us no time over the bank holiday weekend.

We’ve lost thousands as the property was rented and the buyers wanted vacant possession. We are selling in North London and the market is slow Sad

Thank you, got three viewing lined up so far this weekend, so hopefully some interest. The market does seem slow though. I hope we don't have to market it for too long as it is a bit of a chore ensuring it is tidy and spotless.

Tripped, that's so annoying. We're viewing a property later in the week who will only take viewings from people who have already sold.

@RonBurgundyspanpipe - we told the EA we'd only allow viewings from proceedable buyers after our first sale fell through but we were still proceeding with a purchase. We just felt it was a waste of our time showing to non-proceedable people.

I think it's fair enough and fairly common practice. It's such a pain keeping for viewings with dog, children etc

Sympathies @afrikat - we're on our second sale and second purchase. Very conscious how fragile the whole process is. Expect the unexpected!

We haven't said specifically that we would only take viewings from proceedable people, as know how quickly things can move sometimes. It is frustrating going through the whole palaver for people who are still thinking about whether to move or not. Just feeling a bit desperate though, so willing to do anything!
