Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

You could say you are moving due to change of job location. Moving nearer to work

We're definitely over priced. Can I reduce the price after only a week? We knew it was an ambitious price but two viewings only have been testament to that. We're on at 805 but would like to drop to 790. Would that appear desperate?

We have basically told a little lie, that it's because of DH getting a new job. He has actually got a new job, but as we both work from home it's irrelevant really! I couldn't tell people he hates it here, just couldn't. I've told people who actually know us the truth, obviously!

Jamtart, I'd change it if you're sure it's wrong. It will fall into a different bracket for people's searches, so will be better than just into the next bracket as it is. What does the EA think?

EA agrees. I just worry it will reflect badly after just a week? My wonderful dad has said he'll give us the difference.

We've had our house on the market since the end of February.. lots of hits inline but no viewings...

Market seems to have totally dried up in our area and we've already lowered the price despite not going with the high end of the estimation by several estate agents...

Problem is we got over excited, viewed two house shortly after putting ours in the market, and absolutely fell in love with the second house..
It is so so so perfect for us, but we're just kicking toes waiting for someone to show interest/want ours 😱😱😱

Welcome to the party, Sazzle! I've also viewed houses which are perfect far too soon as well, so I know the problem. You have to motivate yourself somehow, though.

Jamtart, I wouldn't overthink the price change if I were you, just do it if you're sure it's right. At least all the Right Move emails will go out to potential buyers again and you'll be sure everyone knows about it.

Good luck with that, Jamtart! I'm hoping that lots of people will at least be doing drive by viewings this weekend as it's going to be lovely and sunny, though our EA aren't working on Sunday or Monday so there wont be proper viewings. We heard from the people that viewed yesterday that the road noise was too much for them. Usually it's quiet but they did view during rush hour when it's busy, so I'm a bit frustrated by that. Each time the feedback is totally different so I'm taking that as a good thing!

@Trippedupagain - I think varied feedback is a good thing. If it's the same thing again and again and it's not something you can address you have a problem. I think a lot of the time viewers just don't line a house and feel they need to give a reason why not - hence the random stuff you get fed back!

@sandybayley thank you for those comments - that's how I see it. We can't help the size of our 3rd bedroom, how close we are to someone's family village, the main road or the local power station!

@Trippedupagain us too. To be biased obviously but we have a lovely 4 bed detached house which in a better location less than a mile away would probably have been snapped up already for about £200k more. Instead we can't help the fact that we have a busy bypass and roundabout behind us.

How frustrating Jam and Tripped. We've had no feedback apart from one bedroom being too small, not much we can do about that.

Going to enjoy today, no EA or viewings so time to relax.

@Ronburgundyspanpipe - hope we can all manage to relax this weekend. We have no viewings today but 2 tomorrow so trying to take a day off today! It's very difficult to relax isn't it?

Our EA is open tomorrow but not for the rest of the Easter break. We've got no viewings lined up and I'm gutted. We've dropped £15k but our zoopla count is only about 630 viewings in 8 days. I can't believe how much it's getting to me after such a short time. I'm going to be one mega cow by the end of our 12 week contract!!

@jamtart30 it sounds as if we are in a similar situation - very frustrating when people can see all this on Right Move before they come along. Saying bedroom 3 is too small is especially annoying as that's obvious on the floor plan and description. I suppose it's also a way of saying they don't like the house but don't want to be rude. I wonder if most EAs push for something specific viewers don't like?

We just had two viewings after spending what seemed like all day prepping the house, talking about it, making no mess until they arrived...etc. Sat up the road, watching the house, stinky dog couldn't make it any further in this heat! First one spent 7 minutes looking round. Surely you can't properly look round in that time? Must have virtually run round. Second one hasn't sold their house yet, so less interesting, but also was in and out pretty fast. Feeling very deflated now...

I haven't displayed fresh fruit, but have flowers, yes! Lilies in one room and tulips in another at the moment. The tulips look nice and casual but I worry the lilies are trying too hard, damn them!
