Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

@Alexalee yes it does sound odd perhaps but we need to secure £800 so EA said we'd be appealing to those searching £825

We've been on the market since the end of January. Two second viewings but no offers and now no viewings in 3 weeks Sad

We went with the lowest valuation from the estate agents and we're on for only £30k more than 2 doors down which sold in 4 weeks late last year. That was a 3 bed/1 bathroom and ours is 4 bed/1bath/1shower room. I think they're comparable in terms of condition so I can't see where we are going wrong.

Really want to sell before the end of my mat leave so we can relocate to be closer to family. We keep missing out on lovely properties in the area we are moving to and keeping the house tidy for viewings when you have a 4 month old is a nightmare!

@Whydotheycallyoured I feel a bit the same. It's easy to blame the current climate (ie Brexit) and I actually think it's got a lot to do with it. People are waiting to see what happens

However what can you do? Keep plugging away at it

Whydotheycallyoured there was a thread in AIBU where someone was struggling with their house sale, they put up the rightmove link and people gave some really excellent feedback, the thread is over 40 pages long, you may get some ideas from it? Or you could post your own link if you’re feeling brave!!

Anybody else scared of the effect brexit might have on house prices? I've read bits and bobs about what might happen but it's so unpredictable. We're looking for a bigger home but scared of overpaying and being left in negative equity.

I need a slap. Been on less than 24 hours and I feel deflated that there's been no viewings. Ridiculous I know. But my friend sold within 24hours last week!

55 mins till photos get done.... I think I can do no more. Is it just me or has anyone been really stressed about the photos bit lol?

@jamtart30 we sold within 24 hours too of our second agent.

First agents photos were awful and no one literally looked at our house. Did you have professional photos? Fingers crossed the viewers will come in the door after this weekend

Ahh we have sold too! However is it just us (suffolk) or is the market very slow where you are?! There is nothing coming on in the areas we're looking for. We sold nearly two weeks ago now and I'm starting to feel a little low about it all! All I seem to be doing all day is refreshing right move Blush

The agent we used to sell our previous house use to only call us with feedback once a week which I found so infuriating. Really hope our agent now is more proactive.

We received the particulars today, just a few amendments to be done and then we’re good to go! Our photos look amazing! Glad we paid extra for the professional ones.

Still not found anything we’ve liked on the market so far, although our circumstances are a bit different in that we’re clearing our mortgage and buying a smaller property with the equity as we really want to be debt free completely. So I think that I’m trying to find comparable houses for less money!

Will hopefully be on rightmove within the next few days.

@platoon it doesn’t matter if a house is £75k or £750k money isn’t what makes a house or a person better. Either or can be as good or as bad so don’t put yourself down.

We just went on the market 2 weeks ago and so far lots of viewings but no sale. Our main problem with viewings is when our hairy old dog has to be dragged out for a walk and the house quickly 'de-dogged', hiding his stuff and room spraying! We have found several places we would be happy to buy, all new builds, so just keen to sell so we can do a deal. We last moved in August last year, so this is all like Groundhog Day...

@platoon as above poster said, house price does not maketh the person. Don’t do yourself or your house down. I’m sure it’s not shit. Have you had any interest yet?

beware of service charges on new build developments. we have seen a lovely one....but having done research won`t be touching a new development with service/ maintenence charge!!

We're the opposite. We've been exceptionally fortunate to have been mortgage free for the past 6.5 years since we bought our first and second houses outright. We've had a mortgage agreed for the next move which is quite daunting as it'll obviously change our lifestyle significantly.

What commission rates have you all been given? We negotiated 1.4 down to 1%.

I suppose it's served as our little ones first house, but it's definitely time to move on.

Looking to spend about 130k on our next!

We were offered cash by an investor last time around (slightly less than asking) but I was ready to go into labour at any point and it was the total wrong time. Hoping the same happens again this time!

Hello!
We have been on the market for over 7 weeks now, have had lots of viewings, more than 25, and two second viewings but only one low offer. Feeling a bit disheartened about it all and tired of cleaning now as well.
Our place needs work (new kitchen and flooring etc), but it has been priced with that in mind. It's a great flat in terms of space and offers huge potential. Our problem is the immediate area/ estate, probably 80% of the viewers said they didn't like the area.
We have reduced the price once, and the EA is confident we will find a buyer as we are getting so many viewings.
I just wish they would come along soon, so tired of this now.

The commission rates here varied from 1.25 to 2 %, we are in inner London. We went with an agent who offered 1.4% (down from 1.5%) as they had recently sold a flat in our block.
