Well, we've had photos and floor plan done today so fingers crossed we'll be online tomorrow. We had a wide spread of valuations spanning £75k so have taken an average; hope we've not made a mistake. Anyone else in the same boat? We've found a house we love so fingers crossed we'll be in a position soon to offer. This will be our third rung of the ladder. Be great to chat through with others in the same boat.

We are with an agent that we negotiated down to 0.9% and that included professional photographer. The photos look amazing as well, so very pleased with that deal. Having said that, we have had 9 viewings in 2 weeks and no offers!

@jamtart30 you’re right, I thought we had to pay extra for the photos but the photographer said the estate agents were paying so hopefully we shouldn’t need to pay.

We are now up on rightmove, time to sit back and see what happens! Very nervous now!

First viewing today. I honestly couldn't have cleaned more if I tried. It's spotless. I'm really nervous now.

Jamtart get used to it. We have one today, fifth this week and it's just a whirlwind of constant tidying, especially with two dc on Easter holiday.

Oooh we're currently decluttering and redecorating to get ours market ready! Not going mad but feral child 2 ripped a chunk of wallpaper off. Also getting a cheap offcut to replace the knackered carpet ajd replacing the blinds in the kitchen batheoom and toilet. Will repaint door frames and skirting board too.

Also need to replace the leaking shower tray.

Sounds like a lot but my dad is very handy so won't cost that much but will def make a difference when it comes to selling!

How long to people tend to wait after a viewing before putting an offer in? Had two really keen viewers, one of whom is coming back for a second viewing, but the other who said he was ringing the EA has not been in touch at all. I know you can't take people at face value in this process, I think it's hard for people to just say it's not for us, but how long before you give up hope?

I think people vary a lot in how long they leave it before making an offer, but I'd say the general rule is that if they don't offer in the next day or so then they won't. A second viewing is very positive, definitely! We have now had seven viewings, with four more booked for the next few days so I'm starting to get a bit more immune to the whole process, I think. I'm really trying not to stress about the presentation of the house, but I still find myself rearranging cushions and furniture as if it will really make a difference. Just reorganised the seating in the kitchen so it's not as quirky as it was. I know our house is quirky, so try to play it down as much as possible!

RonBurgundyspanpipe try not to panic (easier said than done I know!) there's plenty of time for an offer to be put in.

We viewed a property Friday that we really like - but still haven't put an offer in (we're hoping to tomorrow!)

Do you all go out when someone is viewing and leave the EA to do it? We've decided to do that if possible for the next viewings. The EA was late last time so I ended up showing the people half the house by default while we waited for her, but usually one of us drags dog round the block while the other stays to answer questions that might come up.

Our property went live on rightmove Friday and we have a viewing booked for Wednesday! Will have to make sure house stays tidy, which is easier said than done with 2 teenagers and a 2 year old!

We show around ourselves though there's not much to see. Found a new zoflora fragrance today which has made me happy and looking forward to a quick clean this evening.

Jamtart, it's not the amount of viewings that matters - you only need one buyer to fall in love with the place. You can't hurry things along, it's pretty much all out of your control so all you can do is keep your nerve and try not to look desperate. Almost impossible, I know and it is already driving me mad!

Ron, I always have the negatives on the tip of my tongue as well and my DH is even worse. It's like, whatever you do, don't mention X and then it just pops out!

And we're having problems securing the next mortgage and house prices have rocketed and there's nothing for sale that we can buy anyway and...

@jamtart30 our firstagent we had two viewings which both said garden too small, this was because they had looked at ltherhouses and agent said ooo I have another you may like and dragged them here..

Our photos were shite really with them. New agent professional photographer, 4 viewings booked within 12 hours of being online and we sold within 24 hours to first viewer.

It's all swings and roundabouts but you'll get there. It just takes 1!

I'm just starting to feel so sick of this process now. It's so tiring, isn't it? All that cleaning and tidying drives me mad. We have found a house we really want to buy, but I'm so worried it's going to sell before we do and we won't stand a chance of getting it. You just can't hurry anything along, no matter what you do - I think that's what I really find annoying. To make it worse, we only moved into this house 6 months ago and we are moving again so soon that we will probably lose a load of money in the whole deal.

6 months wow. I thought we were moving on quick after 19months. What's made you want to sell so quick?
