MidnightBloom · 24/01/2025 23:56

Me and dh were just talking about how much private rent is these days. I was shocked when dh said private rents for a three bedroom house would be around £500 per month uk wide Confused

How much is private rents roughly in your rough area (put this because I understand people don't want to say there location)

Am I being unreasonable to say private rent for a 3 bed would be around 1k uk wide?

You are not being unreasonable your dh is right.

Lol. £500 wouldn't get you a room in a shared house where I live (commuter belt south east). A three bed would be upwards of £2,000 a month in a reasonable area. There are run down areas with high crime rates & poor schools, a lot of deprivation, where you might get one for £1,500.

Peanutssuck · 25/01/2025 11:17

Rent for a 3 bed house at £1k pcm ?? I'll have 2 of them. I live in London - 3 bed houses to rent are 3k pcm.

Lovelynames123 · 25/01/2025 11:31

Around 800 in my area in the north east, I pay 850 for a 4 bed in a nice area but that's mates rates, should be more like 1200

CaptainBeanThief · 25/01/2025 11:36

My ONE bedroom social housing FLAT with garden is more than that a month 🤣
And I'm in the NW

It's also worth pointing out that the listing price can often be lower than the price people end up paying. At least in the big cities, it's normal to ask potential tenants to make an offer above the listed price.

A friend recently applied to rent a 2 bed flat in Manchester listed on Rightmove at £1000 per month. When she viewed the flat, there were other people viewing it at the same time and the agent said they had viewings all day. On rental application forms, people are asked how much they are willing to pay. My friend put £950-£1100 per month which was already at the top of her budget despite being in a full time professional job. The flat went to the person who paid £1200 per month.

That's just one example. It took my friend ages to rent somewhere because she was competing against people who were offering rent higher than she could afford.

Housing prices are shocking. It's completely unaffordable for even people in professional jobs.

Those on minimum wage have to either get a bloody big leg up from parents who pay rent up front, stay living with parents, live in a grotty houseshare (because they can't afford the nicer houseshares), or they get into a relationship with someone who earns more than they do.

The only hope for people to have stable housing is to have family money or marry someone well off. Or to live somewhere cheaper - but we can't all do that. If we did, those places wouldn't be cheap for long!

It's much harder nowadays to "work hard to afford a nice house"

You can rent a two bed terrace with an enclosed yard here for about £500 a month. Four-bed semis with drives and gardens go for about £900 a month.

We're in a very, very cheap area though. DH and I own our home and we only pay £360 a month for our mortgage. That's for a two-bed terrace with a large garden, garage and driveway.

Great post @PerkyGreenCat

My social housing house is nearly £800 a month. And it's a very small house. I know some social housing houses are £1300. These houses are meant to be affordable rent.

thecatneuterer · 25/01/2025 12:30

Unfashionable bit of East London - £900 for an ensuite room in a shared house.

Amba1998 · 25/01/2025 12:49

North West. A 2 bed apartment is around £850 pcm

a 4 bed detached is around £1800
pcm

h7htj392 · 25/01/2025 12:58

Not many houses in my part of central Edinburgh, but rent for a 3 bed flat seems to be around £1700-£2300.

ClassicalQueen · 25/01/2025 13:21

I'm in a Yorkshire village on the edge of a large town and a 3 bed would set you back about £1200 a month, in the suburbs in the town you'd be lucky to be left with any change from a grand, you'd also find the third bedroom is usually a box room.

SoNiceToComeHomeTo · 25/01/2025 13:23

A small 3 bed where I live in a fairly expensive Northern town would be around £800 per month.
I think the £500 figure would come from a cheaper part of the North, definitely nowhere in the South East.

Itiswhatitis80 · 25/01/2025 13:24

Minimum is £1k probably more like £1.3k South Yorkshire, not Sheffield though.

MidnightPatrol · 25/01/2025 13:25

You can’t even rent a bedroom in much of the country for £500, let alone a house.

Where I live it’s ~£3.5-4.5k a month for a three bed house. Just small terraces.

SparklingSpa · 25/01/2025 13:29

£1100 for a one bedroom flat here if you can get one.

AgentJohnson · 25/01/2025 13:30

The reason I put uk wide is because we are in Scotland and he thinks the uk private rents are all equal. Interested to see if there is a difference per country, region, county's etc.

Although your estimate is closer, you and your H really don’t know what your talking about, if you both think your guesses are applicable country wide.

My rent for a 2 bed is £94 a week.

Anonym00se · 25/01/2025 13:33

I’ve just done a search on 3-beds in my local area. Cheapest was £1,150, most expensive was £3,300. South Liverpool.

Your be lucky at that cheap. It's about 1,000 here. Much easier to go on the council list and simply bid even if lots in front of you. As some people don't want that particular home for whatever reason. Working people can get council places too.
Private market is madness

Billbo46 · 25/01/2025 13:34

£2200 for 3 bed with garden. In a bad area of North London

barofsoap · 25/01/2025 13:34

1300 for 3 bed in Somerset

AlwaysGrateful · 25/01/2025 13:35

I think you are way off on price. I own a rental property and the agent achieved £2000 a month and it is a 4 bed house - 1800 sq ft so not a huge house. I was shocked when they achieved that much.

Thanks @RoastDinnerSmellsNice honestly I was like where the hell have you been for the past 10 or 20 years Confused

£1200 for a 2 bed flat is crazy. In 2000 me and dh had a massive 2 bed flat the rent was £250 per month.

My son pays £2000 for a one bed in London

2 bed in Leith in Edinburgh £1200 per month

Dundee 1984 I paid £12 a week for a bedroom in a 2 bed flat and Edinburgh were paying double that.
All crazy
