So any ideas not even had one viewing so far. Reducing to 120,000 tomorrow. Desperately needing sold.

I’m no expert but could the dark woodwork be putting people off as it looks dated?

kangaroopelicanartic · 28/05/2023 11:47

My first impression is that it isn't a standard house and that getting a mortgage would be a pain.

Sorry!

CottonSock · 28/05/2023 11:48

If it was me I'd wonder if it was non standard construction? If it was in an area I wanted I'd ask further questions if the price was right though.

kangaroopelicanartic · 28/05/2023 11:48

Also - it has no floor plan which is a huge turn off!

Report
baggienat · 28/05/2023 11:48

Do you have a garden?

Report
CottonSock · 28/05/2023 11:49

@kangaroopelicanartic had the same thoughts as me. Did you have a mortgage on it op?

dotdotdotdash · 28/05/2023 11:49

You need a floor plan. It's the first thing I look at.

Purplecatshopaholic · 28/05/2023 11:51

Agree re floor plan - always the first thing I look at too. Only issue for me would be the dated bathrooms/kitchen but presumably that’s already reflected in the price for the location. Hope it goes soon op.

Kitchen looks very dark and low ceiling

Get all the stickers etc off the walls and repaint

Houses with no furniture in tend to be very slow to sell. Can you borrow some furniture to put in temporarily?

The dark wood makes it look dated, the property isn't presented very well (I can't see how things would look) and the pictures are dreadful.

I wouldn't even want to view tbh.

No floor plan…from
photos can not work out the layout properly. Also looking in the area seems expensive for the type of property.

Report
Anewuser · 28/05/2023 11:53

It’s also not dressed so buyers can’t imagine where their stuff goes.

Floor plan
Pictures of the garden
Child bedroom looks dark with the blue carpet.
Picture of the front needs to be centred better.
Ceiling height looks low.
Nonstandard construction?
Kitchen looks dark
Woodwork is v 1980s (I was there, I know).

FWIW £120k would barely buy a 1 bed studio flat in the worst area where I live.

SquashPenguin · 28/05/2023 11:54

I’d get rid of the glitter walls and stickers. If possible paint the dark wood. I’m inclined this isn’t a standard construction house? May have limited appeal for mortgages. Needs a floor plan and garden picture.

I think that the problem is the weird layout of the house

Report
Lampzade · 28/05/2023 11:57

Also, the ceilings are low

Report
Pipsquiggle · 28/05/2023 11:58

Looks like it might be £20k over priced.

Number 23 that sold recently, that got a decent price, is that the same layout as yours? Semi detached, 3 bed? Try to see what they did. Was it totally renovated?

Your property looks like it might need renovating, if you need to sell quickly, don't do it yourself but your price needs to reflect that.

Needs floor plan - absolutely essential!, I'd also de-sticker/glitter walls and paint all walls & ceilings plain white to offset general darkness from woodwork. The photos make it look very dated.

Report

No floorplan or tenure info.
The ceilings look odd? Non standard construction? Is it mortgageable? It just looks badly insulated.

The dark wood isn’t good. The wall stickers are off putting. The blankness of empty houses always looks bad on photos. Can it be redecorated and dressed?

Electric radiators. Is there no gas supply?

is there a window in the kitchen?

I just looked at it on a map as I didn't know where Thurso is, and I'm sure it's a beautiful place to live, but I wonder how big the pool of buyers is in a town like that? How long do properties usually take to sell around there, and has yours been on for a long time in comparison?

I agree that it needs a floor plan 100%, and I would take a photo of the outside space, even if it's not that beautiful just so that people can see what is there.

I don't know how the price reflects the fact that it doesn't have central heating as well, that would put me off viewing somewhere.

Report
Firevixen · 28/05/2023 12:02

I agree with others, it looks like it's a strange layout, but you can't really get a good feeling of it at all as there is no floorplan. I can't picture it in my head at all.

Report
FutureIsSlim · 28/05/2023 12:03

I think it looks nice. I wouldn’t worry about the wood.

My first impression is that it's empty, but not. I would remove the curtains, small bed and any other random furniture. Take stickers off the wall if possible.

Make sure it's absolutely clean.

Add a floor plan and photos of the outside- back of house? Any garden?

The silver walls - is that silver wallpaper or some kind of insulation? I would sort that as a first priority. Also is there a hole in the wall / missing cupboard door high up in that room?

Remove stickers from the one room with a bed. Remove that bed - it seems very odd in a totally otherwise empty house. That carpet also looks filthy. Photoshop/pull it up/vacuum/put down a rug.

Show the garden/patio/whatever outside space there is. Include a floorplan!

Get better photos taken, it looks like someone spent 5 minutes with a fairly average phone camera. The bathroom photos in particular are awful, very odd angles.

No garden pic, no floor plan and it mentions the parking for several cars - show a picture of that too. No gch and non standard construction (if it is) will put people off too

Needs dressing. That big main living space, I've no idea from the photos how much furniture would fit in it.
