We took all of our photos. If they won’t oblige and take some new ones.

They have the market for nearly 30miles around.

There is no floor plan. That's the first thing I look at.

Definitely take your own photos if the EA won’t do better than this. Include the garden! I also vote for a floor plan.

I would have thought the price okay but you need to be competitive. If similar properties are cheaper and the big employer is winding down, dropping the price when you remarket is, as you and PPs said, a good idea.

Definitely get pics of the garden in if it is a big one. I don't see why you wouldn't as a big garden is a good selling point.

I doubt whether changing anything else will make a significant difference unless you are spending lots. Just really a matter of lowering the price until you start getting interest IMO.

If no agents offer a floor plan, google and you’ll find someone who can. Or draw it yourself and measure yourself. Something is better than nothing.

If you can be arsed, I would shove some cheap bedding plants in the beds in your garden, just for a bit of colour. A big supermarket should have some.

OP re the floor plan; one of your neighbours is trying to sell their house a couple of doors down (using agents Young Robertson).

They have a floorplan; might it be the same (or at least very similar)?

The garden is a big plus (and definitely deserves a photo from upstairs window and like you posted).

Garden should definitely be in the EA photos, great selling point. Agree with adding a bit of colour with plants - if you don't have time/cba to plant them then bedding plants in small pots could be poked in amongst the bigger green bushes maybe?

I've seen quite a lot of listings from your estate agent OP as they sell in an area we were considering buying in. I recognise the name specifically because they never have floor plans and the pictures are often shit. Genuinely, when I see that estate agent name now I don't bother clicking on their listings because they're so poor and uninformative and especially because they don't have floor plans. I always assumed that they were the only agent in town and so could do however little they wanted. If you have any other options I'd see if you can switch, but be aware of fees and having to pay them even if you don't sell through them - make sure you get advice from people who can make clear your rights and obligations.

I suppose if it's any consolation lots of other houses will be being sold as badly since that agent seems to always have lots listed.

If your current EA doesn't do floorplans that's reason enough to go elsewhere.
