The second toilet photo isn’t the best - could that be retaken? (Hide the toilet role)

Make it a totally blank sheet.

I don’t mind the darker kitchen, but maybe the photo could be retaken so that it’s lighter?

The front garden is nice. Could you get nicer/ better photos of it - drive area? Flower bed area?

  • No floor plan so I can't understand the layout, not helped by the house having already been stripped of furniture that would otherwise have given a sense of scale.
  • The lack of furniture also highlights the poor decor, and with the bedroom joists not fully painted it also highlights how awkward the internal construction is to decorate.
  • The Zoopla listing isn't complete, looks like the EA chucked that one up on a Friday afternoon.
  • Uncertain if it's a standard construction and therefore mortgageable.
  • It's priced well over comparable properties now being put onto the market in the same postcode.

I don’t totally agree about dressing it. There’s no furniture, so make it totally empty - don’t half and half.

At the price, you don’t want to be spending £££ on it.

There some wallpaper that looks like it’s starting to peel - stick down the edges.

It will sell presented as it is (poorly) but most likely at a much lower price than you want.

So you either accept that you have to drop the price considerably or you spend some money attempting to pretty it up so that you could achieve a higher price.

This is the sort of honest conversation you should be having with your estate agents.

But I wouldn't spend any money dressing or improving it - just adjust the price.

The second photo of the silver bedroom avoids showing the missing door - if you're not going to fix it, then get them in the house before seeing it.

I don’t know why people are suggesting there might be problems with the mortgage.

The outside is really nice - get some lovely photos of the front of thing house and garden. I am still curious about a back garden.

EPC F would also concern me. Definitely would not consider a house without a floor map.
Is it on rightmove? I never use Zoopla.

If you were to paint anything, it would be the brown ceilings. But only if it can be done well and cheaply.

Most importantly it doesn't specify that its freehold !. If its not, and is a leashold, then its far too expensive for the area. People normally only consider that leasehold is an acceptable compromise on flats, not on a 3 bed house. If it's a leasehold you need to knock off 15% imo, or you just won't get any viewings.

For me the listing doesn’t state if it is freehold or leasehold, the EPC F also wouldn’t help. No garden pics, it looks quite dark with all the wood and no furnishing.

I’d worry about the lack of heating and the ceiling in the bedroom. That sloped ceiling looks like it’s going to leak heat.

Pictures are terrible, and no idea of scale or layout without any furniture. Do some work and then take them again. With better lighting.

Floor plan essential, especially here, because of the lack of scale due to no furniture. People want to know what to expect, not guess.

Paint the brown doors and brown woodwork around door frames, etc a neutral colour.

Strip off the wall stickers and shiny poorly hung silvery wall paper and put in a fresh coat of neutral paint.

Paint the kitchen white and sand down and paint the cabinets white to counter the darkness and black tiles.

Spend some money on sanding any painting ... won't be nearly as much as a massive discount on the house.

The blurb says outlook to the rear garden yet there is no photo of the rear garden which would make me question why not?

The bedroom, is it a bedroom?, with the green carpet, looks very small and what are those green paint spots on the ceiling? And the strange picture/sticker thing on the wall?

Lack of floor plan so no idea how the property flows, no idea what aspect the rooms have.

Blank canvas but not a blank canvas as furniture in one room.

The bedrooms don't look clean.

The bathroom looks odd, strange photo angle?

The photos are not selling the property at all.

Strip it all back, remove wallpaper and stickers in the bedrooms and paint white, the curtains don't hang right, so either take them down or put them up properly. Make it look clean and bright.

I think some people want a house that they can live in whilst slowly decorating to their taste. There's a few things about your house that I would want changing right away and this might put people off:

The silver glittery wall paper. Feels like a pain to have to get there and start stripping all that off.

The wall stickers. Ditto, might make a mess of the paint.

The bathroom carpet. Don't want someone elses pee underfoot.

The black splash back in the kitchen. Looks a bit gloomy.

What's that dark blue square on the wall in the blue room? Can't zoom in but looks like another job to sort and potentially more painting to do.

Also agree with removing the bed and curtains and adding a floor plan and more pictures of the outdoor space.

Otherwise the dark wood and bathrooms wouldn't put me off. I like the wood and the bathrooms look clean and functional.

No floor plan.
No garden pics.
Pics of some rooms aren't great.
It seems to be quite expensive for in comparison for other houses in the area. The whole house needs renovating so I wouldn't touch it for more than 115k.

It looks like it is a timber framed house, if it is like mine there are only certain companies that lend on them, my mortgage was with Halifax. Like ophave said maybe the dark wood & possibly the beamed ceilings are putting prospective buyers off & definitely get a floor plan.

You need a floorplan. I look at that before pictures, if the layout doesn't work or can't be modified, I don't look any further

I agree with others - needs a floor plan.
also, I’d get someone in to repaint everything, including the woodwork, white so it looks like a really fresh open space. Make the most of the fact there’s no furniture. Get rid of the curtains and random wall stickers. Make it look like a lovely blank slate. And the photos are a bit grim, I’m sure there are better angles.

Agree with all of the above (terrible photos, no floor plan etc).

The agent’s description isn’t great - makes it sound like it’s on a busy road in the arse end of nowhere. The blurb for a nearby property emphasises that it’s walking distance to town.

Needs a floor plan ( as already mentioned )
Paint the walls and woodwork white
Needs new photos , the kitchen is looking particularly bad , and no photos of outdoor space ( that always concerns me , I would think are you not showing the factory behind the back garden ? What are you trying to hide ? )
