So any ideas not even had one viewing so far. Reducing to 120,000 tomorrow. Desperately needing sold.

It doesn't say anything in the description about it being non-standard, because it isn't.

Because without stating that and including a floor plan, people are just going to move on unless they really love it, and those people are going to be a tiny percentage of the population.

I'll have to double check the epc rating I didn't think it was that low. Its also council tax band b. The bathroom upstairs is L shaped and awkward.

So my plan/list so far while I'm there is paint the wood in bathroom. Steam clean the buggery out of everywhere. Get EA to take picture of garden also a floor plan. Take curtains and stickers down. Get rid of bed. Possibly paint the blue room.

I'm trying to sorce some 2nd hand carpets to shove down especially in the blue room. I have a week to do this in and a 4 month old baby in tow wish me luck!!!

I wasn't in the house long before my life was turned upside down so all the decorating I was doing just halted hence how the carpets aren't right or patchy walls ect. The carpets was there when I moved in.

Currently on Facebook market place looking for carpets that might be better

Try for carpets online.
Flooring superstore and Online carpets are very good on price, delivery and quality.

Get a floor plan put on the listing. I wouldn't even look at a house with no floor plan. Good luck

If you’ve only got such a small amount of time I’d not centre on the bathroom then tbh. You have one nice bathroom already.

Better to clean up the bedrooms so that you have at least one nice bedroom. The blue bedroom to my mind is the nicest one colour wise. I’d just remove the poster on the wall in that room, the fish in the other room (hopefully that won’t have stained too much) and I would be tempted to see how easy it is to strip the silver paper on the smallest wall but that could be a big big job.

Don’t forget to remove all furniture, lampshades and the bits and bobs in the shower.

I feel for you OP - many years ago I sold a house at less than I suspect I could have got but just wanted out. Never looked back

I do agree with the floorpan thing.

We sold my FIL's house - empty - I think there are some houses worth painting and staging and some where possibly too much effort. FiL's was a probate sale. We cleaned it top to bottom , scrubbed to within an inch of its life and carpets cleaned. It needed new carpets and a new bathroom at the minimum , but it felt clean when you walked in but it was a do er upper. What it had going for it was it was within walking distance and in catchment for a great state 2ndary. So apart from the bathrooms it was livable if someone wanted to do it bit by bit. As it happened a family in the building trade bought it and we did not hold out for the highest price

There will always be different opinions about painting and taking but my ( one experience ) is we just cleaned and cleaned .

If you have a nice back garden - that would be worth a good photo.

I wish you well @Boogiebot & if you can afford it I can only say I sold a house for below I might have got bit because of a relationship I just wanted to be out of the situation. Never regretted it .

Don’t drop the price right now.

preferably take it off the market / sack the agent , paint it all and sort it out then after that go back on lower with another agent and totally different pictures.

I honestly wouldn't spend any money on it if the garden size makes up for it. Drop the price to 115k and just give it massive clean, cut the grass, get rid of the stickers and bed.

It is a house that will want a complete makeover, even some cheap carpets will not change that.

Can I also suggest seeing if you can replace the bathroom carpet (it looks like carpet in the photo - sorry if I’m mistaken) with some Lino or similar (bathroom carpet often has an ‘ick’ factor). I’d also be tempted to do something to brightening up the kitchen. It’s possibly a combo of the dominance of the black colour and the lighting/photography. Can the backsplash be painted or covered (not sure if it’s paint, tiles or something else)? If you make any changes though, I’d ask for photos to be replaced (maybe at the same time as they photograph the garden - very odd that they didn’t do this to start with). Wondering if you might not need to reduce price as severely if you do a bit of titivating and get a good floor plan/photos 🤔

I wouldn't bother putting new carpets in - a right hassle, expensive and the new people may just rip them straight up.
Just give them a good clean/steam.
If you get some paint on the walls it will detract from the carpets anyway.

You could also do something about getting a floor plan as many people have mentioned!

The market in Thurso is just very, very slow and there aren't many buyers about. There are probably more houses up there than are needed now that Dounreay, the major employer, is winding down. If you need to sell fast then drop the price quite dramatically otherwise you'll need to be patient.

the only thing wrong with the kitchen is the angle the photo was taken at.
Was theEA 7ft tall.
All the pics are taken at a high angle and make all the rooms look low.
Id get them retaken.
For the kitchen
Do you have a spare kettle, coffee pot, tea towel vase, hanging around. Just to make it look less clinical. At least make it look like you can have a cup of tea. You’ll need one anyway whilst you’re there doing a bit of work.

I wouldn’t paint the splash back, it’s fine.

As they are using exactly the same pics from 2021 I’d make them work for their money
They haven’t done new pics or a plan.
This is part of what you are paying them for

Having a quick look online it doesn't seem like there's much in the way of choice of Estate Agents! Almost every house in Thurso on right move is on with that agent.
