So any ideas not even had one viewing so far. Reducing to 120,000 tomorrow. Desperately needing sold.

Op is there a back garden?the blurb says only front. And that’s not generous, and it’s in a state from street view. So is there a back garden?

also have the pictures been stretched to pretend it’s bigger? The photos and the measurements don’t tie.

I don’t know why people are saying it needs to be renovated/ loads of work doing.

It's a nice house on what seems to be a decent street. I has a lovely feel to it.

I don’t think you need to do lots. Smarten it up (doesn’t need to cost anything). Make it perfectly clean and get some better photos that highlight the good and ignore the bad.

Get photos of the back garden. If it is a mess, tidy it first and get some creative photos done.

The ceilings look incredibly low, particularly in the bedroom where they are actually sloped. I'm wondering if the ground floor rooms are very dark too.

Paint all walls cream
Paint all woodwork satin white
Photograph garden
Mirror tile very narrow areas in hallways
Can you replace the worktops with oak to match the flooring and take the black tiling splashbacks off and replace with white ones.
100 watt bulbs throughout

The problem is not the house itself, it’s the listing.
It lacks vital and basic information.
Floorplan
Freehold/leasehold
Pics of outside space
There are more things that could be done ie better photos etc, but without the above three, no one is going to bother to even enquire.

Yep I agree about the price. I bought it for 105 no chance its now worth 125. That's what the home report says i 100% think it's overvalued. I'd be more than happy to get 110. I've got some free time so I can go back and start making more of an effort with it. It's massive inside but dosent look it. The big living room fitted two sofas tv unit bookcase a pc desk and a big chest of drawers in before with load of space left too. There's not mention of the outdoor storage either.

The dark wood would put me off. I look at it thinking I would need to replace all windows and doors. Some may like that however.

You need a floorplan also. That’s an easy fix and buyers want to see how the rooms flow together.

I also wonder why the council tax band isn’t on the listing? That’s helpful to know before viewing.

There’s no immediate mention of a garden and no photos either, just mentions a garden to the front - huge turn off.

It mentions the front garden twice, which is making me wonder if there is an actual generous back garden.

No floor plan so can’t see how everything flows. Dark wood certainly on the ceilings need to go. And why do they even have beams and not just a normal ceiling ? That puts me off

the kitchen looks very dark with a low ceiling and dark worktop and splash back and the picture seems to show its an odd shape.

no garden pics which indicates it’s a mess or very small. The only mention is a small front garden

what are the two doors of the extension bit?

I think most are saying her estate agents aren't doing their best here.

Painting room more neutral colours or even staging with furniture all might help but may well not be possible for OP or really worth the extra hassle.

So floor plan better description and better photos and one of garden- all work needed to be done by estate agents.

Plus, everybody's house looks sad and down-at-heel when it's empty. So it's not a reflection on the OP - I'm sure the house looked lovely when she lived there.

£125k seems a lot. I'm less than 10 minutes away from the centre of Glasgow by train; where I live a three bed semi with all mod cons (DG, CH etc.) averages around £150k. I'd drop the price if I were you.

I agree.

Potential buyers will see the original selling price a mere two years ago and the state of the property as per the photographs and think you/EA are trying it on and thus give it a wide berth.

The offers over puts people off just quote a price! People tend to dismiss solely on that reason.

I scroll passed anything with offers over unless I absolutely love the house. It smacks of buyers not knowing what they want and or trying it on.

Put a fixed price on the listing.

I'm sorry - sounds like you have had a rough time.

I think the problem is the listing/your agent. As others have said, it needs a floor plan and much better photos. It needs to show the outside space as presumable this is a family home so a garden will be important. Are there other estate agents? How long are you tied to this one? Mine is about to go on the market and the agent has 12 weeks exclusivity. Might be worth trying someone else. I'd look at other agents listings - look for the ones with floor plans, good descriptions and excellent photos!

I think the cost of electric heating will put people off massively. Appreciate that’s not an easy fix for selling, but it would have to be reflected in the price.

Would someone please explain what "non-standard construction" is and why does it affect price.

I agree, no floor plan, not great pics or pics of the "pluses" and it looks like it needs a lot of updating. Small shower, stickers on walls and glittery looking room would turn me off, along with the short ceilings in a few of the rooms.
Perhaps do some updates that aren't too costly? Paint on walls, removal of stickers, painting the woodwork and better lighting would help, along with better and more pictures.

Exactly - looking again first impression is dark house but it is just the wood being dark that's giving that impression.

I think the estate agents need to do more - plus if kitchen has a window get a shot of that because it looks dark there as well but a floor plan would definitely help loads - give a sense of scale enough that people might get to the looking stage.

I’d echo Pp floor plan, desticker, paint stuff white, retake photos.

On a side note how cheap is property there? I think I might retire to Thurso in a 50k flat.
