Is there no back garden? What does it look out on at the back?

To be honest it looks cold and gloomy and stark - not a place that could be called home. I would not ask for a visit.

What can you do? You can't change its situation, its construction or the absence of a proper garden..... all big negatives. But you could try and make the inside look as if it has potential as a home - it has all the charm of a village hall!! I don't think it will sell at your price - I cannot see a family buying it, but maybe a developer who would tart it up and sell on at a profit.

Is that your house with the awkward shape front garden?

If so, look at your end-terrace neighbour. Their frontage is clean smart and neat. It says "this home is well cared for, we take pride in maintaining it."

Your front garden is weedy and neglected; even the bins are untidy. It gives a message "We don't enjoy living here and have no interest in taking care of it>" You need to tidy it up, make it look more welcoming and less abandonned. Especially if the back garden is as tiny and unattractive as her description sounds.

It's a family house that says "nowhere for the children to play ".
What a pity the agent didn't meantion the nearby park.

Frankly I don't think much of your agent. She should have drawn the front mess to your attention. There is no excuse for not offering a floor plan and the Council Tax band. Or a link to the Home Report.

She's giving viewers a lazy message "I don't give a toss about promoting this property".

Well it’s obv. Got electric heating which is gonna me mega ££££ to actually use.

So I wouldn’t go near it - though by the standards of everything near me it’s super cheap.

looks like it may not be standard construction and also looks like flat / pitched roofs which are difficult to insulate - which again means it costs a fortune to heat…

why the panic to sell?

you’ve moved out - no furniture and that doesn’t help.

Nothing helpful to say but if that was for sale where I live , a BTL landlord would snap it up and turn it into an unofficial HMO in a matter of weeks. Houses round where I made the stupid mistake of buying my place are on the market for a very short time. They are then rented out and gradually fall apart

As far as I know almost everything in Scotland is freehold, so at least that issue doesn't arise.

People normally only consider that leasehold is an acceptable compromise on flats, not on a 3 bed house. If it's a leasehold you need to knock off 15% imo, or you just won't get any viewings.

Freehold and leasehold considerations do not apply in Scotland, all properties are freehold.

If you are not inclined to do any of the things posters are suggesting @Boogiebot then you need to reduce the price by more that £5k.

Be honest - would you be inclined to view the property on the strength of those photos?

Yes there's a decent sized garden. The other house that's on for 120,000 on Same road is smaller mines had an extension done. As you can see I had to move before finishing decorating ect. Was a very get the fuck out ASAP situation.

I have a mortgage on it currently. Standard construction. I don't think the pictures really show it to its best at all

In it’s current state it looks like a full Reno. A full Reno of a property like that is nearing 60/70k, by the time you rewire, replumb, roof, skim plaster, new bathroom, new kitchen etc. Nightmare!

I think you need to take it off and botch it to make it not look that way. Paint everything white including the exterior and board. Redo the bathroom cheaply but neatly and simply for around 5k. Paint doors and windows in either white or black. Get nice cheap £10 ceiling to floor sheer voiles from dunelm, new carpet return off roll or Lino in a neutral wood colour.

the thing that stands out to me is no floorpan, I use them to quickly filter layouts that will work for us and those that won't but otherwise I seems a great little house, in need of only minor updating .....

Have you been renting it out? It really is depressing. But it could be nice! Take the curtains down, paint everything white, smarten up the front, get new pictures including one of the garden. And a floorplan! I feel like I just don't understand this house. Oh, and change estate agents!

Paint that dark wood white ! And paint the pebbledash wall at the front white. To be honest I'd get some photos on a sunnier day too, looks quite dark.

Floor plan and better photos are definitely needed. The photos make it look very stark with the dark wood, coloured walls, dark carpets in some rooms. Is there any way to get it all painted white inside (we spray painted our's and shouldn't be too much hassle as you have no furniture) and then put down some cheap light coloured carpets? I think it would make it look much better. Looks like there is too much to do to make it feel more homely at the minute

On the right move link it says three double bedrooms, they do not look like three to me it looks like one double because the others look really narrow. This'll be the photo making it look worse, but honestly, it doesn't look that great so photos that make it look smaller is not what you need.

I wouldn't look at this for two reason, the lack of photos of the garden and the electric heating.

I need a floor plan to understand how that long thin back room works. It seems to be a step down (?) from the rest of the house and have two adjoining doors going off it. I can't understand how the house fits together.
Also, the second bathroom looks a bit depressing and dated - as do the bedroom with the glittery walls and the blue bedroom. Get rid of all the dark wood, and repaint if you can. It looks as if it's a deceptively spacious house actually - not many 3 bed terraces would have 2 bathrooms, for example, so make sure that point is made. Agree that it needs pictures of the garden too.

Also, I would take the curtains down and remove all furniture. If I saw this listing I would assume that the garden is a dump because of the lack of photos and the fact that random things have been left.

There is no floor plan which is off putting. It looks like the layout is not that of a standard house but it’s impossible to tell from the photos. That and the fact there is no furniture might put off some buyers.

The photos are quite poor I think, I can’t see the front properly and I assume there is no back garden? Not very good for young families. Can you get at least one good photo to show some curb appeal, maybe without the concrete wall in the foreground? The view from street view is actually more appealing imo.
It would obviously need some work to redecorate etc… although that shouldn’t be a problem if the price is right.

Leasehold does not exist in Scotland. It will be freehold. Adverts don't ever state freehold as there is no chance it WON'T be. Scottish buyers know this.

Agree that lack of floor plan is an issue and the fact that it's empty will put some people off, buyers aren't all great at imagining how empty spaces will look with their stuff in it.

How do you know it’s weird? You can’t tell because there’s no floor plan.

It looks soulless and uninviting. Usually I can visualise what I could do to improve a house but I’m really struggling with this.

It’s in Scotland so it is freehold. There are no leaseholds up here.
