So any ideas not even had one viewing so far. Reducing to 120,000 tomorrow. Desperately needing sold.

No central heating. No floor plan. No garden pics. It looks like an ex rental where the tenants left in a hurry and could fit the last few bits in the van. Unloved, basically.

This and photos aren't the best.

I think this let us down when we sold our first house - it still sold with a price drop.

However estate agents manged to book the second viewing in to another house down the road they had no intertest in - so I wished I'd insisted we change them or pushed at them more.

Definitely needs a pic of the garden as that could be a major selling point. It does have a rather abandoned feel to it but it sounds as though you had to leave suddenly? Hopefully it was nothing to do with the property itself?

Also if I were a buyer, I'd be looking at the fact it sold for £105k two years ago, and you're asking for o/o £120?

Perhaps thinking about putting it on as a fixed price instead?

Most importantly it doesn't specify that its freehold !. If its not, and is a leashold, then its far too expensive for the area. People normally only consider that leasehold is an acceptable compromise on flats, not on a 3 bed house. If it's a leasehold you need to knock off 15% imo, or you just won't get any viewings.

It's in Scotland. Almost everything here is freehold so it is never stated.

Two years isn't long in a property so would perhaps worry some potential buyers anyway.

I really like the look inside, I think it's beautiful and has a lot of character. But I have very niche and usually quite unique tastes. I would definitely want a floor plan before viewing, it looks like it would be a weird layout and I'd need to get an idea of it to know if it was worth a view.

I think a floor plan would really help. It comes across massively as a character house.

It's quite expensive for a terrace that needs work. Also materials have gone up, so even if I was going to buy it to do it up, I probably wouldn't.

You'll get a buyer at the right price though.

The listing is poor. No proper description, no room measurements, no floor plan, no CT info. Doesn’t even say if Freehold or Leasehold.

Agreed, the estate agent has let you down in terms of photography, description (no tenure listed either?) and floor plan. I looked at the 120 house and it is better in all those areas. From a brief glance, it isn’t obvious that yours is extended. The other house looks less dated because it is furnished and has been painted a bit more etc. Unfortunately yours currently is more expensive and looks like more money would need spending on it. I think the advice you have been given by others is sound though. It needs a bit of titivating, better photos, price adjustment and floor plan. Good luck!

I think the photos are presenting it better than it is op and I suspect you know that. It’s also significantly over priced. It’s not made 25 grand in two years, a quarter of its value. Try 115.

In it’s current state it looks like a full Reno. A full Reno of a property like that is nearing 60/70k, by the time you rewire, replumb, roof, skim plaster, new bathroom, new kitchen etc. Nightmare!

I think you need to take it off and botch it to make it not look that way. Paint everything white including the exterior and board. Redo the bathroom cheaply but neatly and simply for around 5k. Paint doors and windows in either white or black. Get nice cheap £10 ceiling to floor sheer voiles from dunelm, new carpet return off roll or Lino in a neutral wood colour.

I agree that the current costs and hassle of a full refit will put a lot of buyers off.

I'm not sure I agree with @LemonSwan that spending 5-10K on cosmetic improvements will re-pay the investment, because there will still be so much to do.

It could be a good first home for someone who fancies a fixer-upper because it looks structurally sound, and because it's in a good enough state to live in, while they renovate. I would price accordingly and promote it on that basis. Make sure you're with an EA that serves that market.

There's part of your answer then. Include a decent floor plan inc large garden. Maybe include a staged pic with garden table, chairs, pitcher of punch etc. ....and lighten the woodwork.

I am sorry you had to get out ASAP @Boogiebot that sounds very stressful, I am guessing the reason why you had to leave so suddenly will prevent you going back to make any further improvements, if that's the case then I would suggest you cut your losses and reduce the price.

I would, however, take it off the market with the current Estate Agent, change Estate Agent, get better photographs done and re-list at a price for a quick sale.

I think most are saying her estate agents aren't doing their best here.

Painting room more neutral colours or even staging with furniture all might help but may well not be possible for OP or really worth the extra hassle.

So floor plan better description and better photos and one of garden- all work needed to be done by estate agents.
