Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

In reality this house is £200k out of the top range of our budget so no, we won’t be putting in an offer, we won’t waste anyones time. But I’ll keep refreshing the listing every five minutes and pray they reduce it…

Agree that the size of that bathroom should mean that it could be split into two. And you have a downstairs loo as well - hard to tell as there's not a pic but you could probably get a shower in there too.

I'm local to Hawkhurst too and have a feeling that house was on last year so it might be worth putting in an offer! Rye road is very busy though.

That house? Yes because it's lovely in other ways and I would be happy to compromise. It has a downstairs loo which would be luxury enough compared to where we are living now.

As an Escape to the Country viewer, I know you can get a hell of a lot more for £1 million than this house is offering, though I realise that the price reflects the desirability of that area as a place to live.. But unless I actually needed to live in that area, I think I would pass on this house.

@kindlyensure no we haven’t looked yet. Debating whether to, as PP suggested, go in with our budget and ask if it’s worth a view based on that. I’m going to go for a drive by in the morning to see the traffic at school run time.

Here’s an interesting comparison for you @AgingLikeAFineJacobsCreek. It was snapped up as soon as it came on the market. Smaller garden (but still a good size) and they have sacrificed a bedroom to create a third bathroom, beautifully done though. It’s in the 40mph zone closer to the A21 and equally close to the edge of the same road as the house you like. www.rightmove.co.uk/properties/128569391#/?channel=RES_BUY

I don't have a million pound budget but it wouldn't put me off. I find it strange how many bathrooms seem to be required nowadays, it always feels a waste of space and a faff to clean to me. I think a downstairs toilet is more important.

I agree. When I clicked the link I was expecting there to be only one toilet in the whole house.

I would, then turn that smaller bedroom into another bathroom.

If you need 5 bedrooms, I'd do a loft conversion turning it into a gorgeous main bedroom and put another bathroom up there are well.

Can you do a loft conversion in a Grade 2 listed house?

Thanks for those links. I did look at that house previously, but discounted as already under offer. Interestingly, it's right on a busy and notorious cross roads - maybe that's why it is £100k ish less than 'my' house.

Also, I might be biased, but that house just isn't as nice as my one. Something feels a bit new build-y to me about it. Nice to have a pool though!

It's half term at the moment, so tomorrow may not give a true picture! (Tunbridge Wells is like a ghost town, relatively, this week).

Looks like a nice place. The bathroom wouldn't put me off- I'm sure you could easily reconfigure that to give a small ensuite.

I'd be more wary of the fact it will cost double in energy bills compared with a similar sized newer build, maybe more. Just lookong at those windows give me the shivers :D
That's a liability I don't think I'd happily take on right now.

I was going to say I'd expect at least two bathrooms for that price but I would sacrifice a bathroom for that beautiful house.

We have survived raising two children with one bathroom - we loved our house too much to move but nowhere to add another bathroom, although we do have an extra toilet. At least you have the option to add a bathroom as PPs have suggested.

Weirdly, have just driven past 'your' house, OP. Traffic in Hawkhurst was appalling despite half term, and there is a constant stream of traffic heading to Rye (where we are going!). It's a gorgeous house, but for me, the proximity and busy-ness of the road so close to my front door would kill it as an option for me. I can't imagine pulling out of the drive in the sumer would be much fun....

We live one road off an A road in Tunbridge Wells and the noise still bugs me, even 14 yrs later!

@Panicmode1 interesting, was the traffic quite fast? I live on the side of an A road on the edge of a village so I’m kind of used to a steady stream but not if it’s bumper to bumper like you’re suggesting.

starting to see why it might not be selling.

this is good, this is going some way to curing me. But not really.
