Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

That house is lovely!
We have a second bathroom in the loft and TBH the shower never gets used, but the loo does (we don't have a downstairs loo). So for me a second bathroom / en suite would not be a deal breaker at all. You have a loo in the utility (I dream of having a utility Grin) and a gorgeous big bathroom. That's fine.

@YouOKHun Are you in Hawkhurst? We're in one of the satellite villages of Tenterden, so not far. We don't really know Hawkhurst very well, other than people tend to say lovely things about it. If you're the neighbour of the house in question, can you pop your head over the hedge and get them to lower the value for me? By about £150k? Thanks, I'll owe you a cup of sugar or something :-)

Sorry, to answer the question, no it wouldn't bother me. We live in a listed house with only one small bathroom downstairs so that looks like luxury to me!

I've only ever lived in houses with one bathroom so wouldn't bat an eyelid. A second/separate loo is really helpful. For that house I'd live with it. 😁

@AgingLikeAFineJacobsCreek just had a word. Told them that one bathroom makes it uninhabitable and they should drop the price at least £150k. They weren’t keen (how unreasonable)! don’t worry about the sugar ;)

Detached! 5 whole bedrooms! Where I live that would be circa £1.3m at least and would be in a terrible state. Makes me wonder why I insist on staying where I am. In answer to your question though, yes.

Cranbrook Grammer is a free private education if you pass 11 plus. If that applies to you, it's a frigging steal.
People would pay that for a lot less in the catchment area. Indeed I suspect people would happily wee in the garden if needs be.
I had the misfortune of very briefly working in Tunbridge Wells. Never heard anything like it. It's an absolute obsession.

That big bathroom is ridiculous, I would I refer that bathroom to be split so there's a proper dressing room and en-suite for the master. And the 5 the bedroom is tiny so yes I'd want it to be a 3rd bathroom.

So no I would pay that much in theory but I guess if I could afford it with money to spare I might not be so bothered 🤷🏻‍♀️ some changes and additions would probably add value to it as a family house.

@FirstnameSuesecondnamePerb Yes Cranbrook applies to us, hopefully, but daughter is only in local primary KS1 and who knows what'll happen and the other kid is a baby. If not, I'm guessing Homewood.

My current home is Grade 2 listed/conservation area and the previous owner got permission to extend ground floor and above - bigger kitchen, utility room, downstairs toilet and bedroom above. So extra rooms + plumbing. Not quite sure how, but he did.

I'd try to add a shower to the downstairs loo area by remodelling the utility/loo as both are important

And like a previous poster said, why so many bathrooms in houses these days?

I've bought a house for a similar price with only one bathroom upstairs, although it does have a shower room downstairs (which is largely useless).

It does have room for 3 bathrooms upstairs, which I intend to put in (and get rid of the downstairs shower room).

It would be easy and not expensive (conservation issues aside) to adjust that house to suit. So yes, I would if everything else was perfect.

It’s not got one loo. You can clearly see on the floor plans there are 2, one on ground level.

Two toilets an absolute minimum these days, otherwise you're in toilet poverty.
Smallest bedroom is crying out for en suite conversion.

It looks lovely I would buy it with a view to converting the smallest bedroom into a bathroom in the future (when the kids are older). I would check whether its possible to do this.

You will be fine with one bathroom for awhile with a downstairs loo but if you regularly have visitors and as the kids get older you may well want two bathrooms.

I find the obsession with multiple bathrooms in new builds quite odd. It seems like every bedroom has to have an en suite. Who has the time or inclination to keep all those clean. Just no need. Fair enough in the master bedroom, but not all of them, especially when it means you end up with very small bedrooms.

This is a truly lovely house. I'd do what others have suggested and turn the bathroom into two rooms - a family bathroom and an en suite. Plenty of room to do that.

We have a downstairs bathroom and upstairs. Two teen DDs at one point (before uni), and the downstairs one very rarely got used. Kind of wish we knocked it into the kitchen like neighbours have done and just left a little loo.

I don't recall fighting over the bathroom, we all used to use it at different times quite amicably.

The small bedroom is too small for a bedroom so I'd convert that into a bathroom.
