Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

Gorgeous, wouldn't bother me at all. Wouldn't divide the large bathroom but maybe consider converting smallest bedroom to ensuite far into the future, it's too small for a bedroom anyway. The gardens are beautiful. I'd buy if I could afford it.

Well at one point in life, I was sleeping on a park bench. I now live in a flat smaller than that kitchen so, yeah, I imagine I could make do 🙄 funnily enough only have one bathroom, grew up in a two teenager household myself (boy & girl) in the 90s and we managed to share a bathroom with our parents perfectly fine

It’s a lovely house, the garden is beautiful

The only thing I’d look at is how low the ceilings are, but I have a particular issue on that

The smallest bedroom could be a second bathroom

I know where that is and it’s on a busy road (for this area anyway, it’s a big main road) so for that reason, let alone the bathroom question I’d rule it out.

The fact it’s Grade II listed scares me more. People saying just convert this room or split that one are right if it wasn’t listed. The potential is there and it’s a very beautiful house.

BUT you are at the mercy of the local planners. There is no consistency in what they will and won’t allow, even within the same area let alone across the country. I have a Grade II listed cottage in Kent. I applied for permission to make the same internal changes as my neighbour. Got denied. Went to appeal. Rejected. The arguments being that her changes were made in the 60s…….

Of course I would. If I could afford a house like that, I'd certainly have 30k in the bank to put an extra bathroom in. The layout needs changing anyway - why have a dining room that's so far away from the kitchen? No way would I be traipsing through the utility room with trays of food everyday.
I'd divide the dining room into a nice big hall for coats and boots etc. and move the wall of the utility room to make space for a small bathroom and a small utility room.

You'd be mad to bypass such a beautiful place because of only having one bathroom. But people saying to change the layout are mistaken, it's listed and even if you'd "get away" with it, it wouldn't be right because owning a listed building, it's your responsibility to preserve it.

It's got a downstairs loo aswell so I don't really see the problem. It does look sort of a small house for a million pounds though....

I think that bathroom could easily be divided into a separate en-suite and family bathroom. Plus there’s the toilet downstairs. So no that wouldn’t put me off. If I had a million though I would rather have a more modern house. Those older houses probably cost the same amount again to upkeep every 5 years or so, so you need to be very well off to take on something like that.

Absolutely not. We have 5 bedrooms and 5 bathrooms and it makes so much sense. So much easier with visitors etc.

Downstairs loo would be more important to me , split the huge bathroom into a family bathroom one side and an en suite linked to master and job done - they have the doors in already so not a big job

Not if you like the house. There's room to put a downstairs cloakroom as it's the toilet I'd need more than one I'd rather than an actual bathroom.

We have 3 of us in the house with one bathroom and it's always the toilet that causes the issue

It's beautiful and I agree with @kissthegirlshesnotbehindthedoor you could split that bathroom. Plus, it does have a downstairs loo and you could always turn that utility into a shower room.

Yes.

I grew up with four people in a house with only one bathroom (literally that was it. No downstairs toilet either). I don't remember it being a problem. We did of course have to double check with people before going for a long soak.

So one bathroom plus downstairs loo, no problem. We have two bathrooms and the second one is only used about 4 times a year.

Lovely house.

That's a beautiful house. I think I would see how I got on and consider dividing the existing bathroom back into two with the master en suite. Or convert a bedroom. I couldn't tell you if the house is worth a million though as that's an awful lot more then my budget

I would, because converting the smallest bedroom into a bathroom is the only change I’d want to make in it (barring throwing up some colour on the walls).

Not that I’ll ever have that sort of budget.

I have 3DDs (two teens) and would currently give up my bedroom and sleep on the sofa for a second bathroom Grin as they seem to spend an insane amount of time in there (my eldest only wears mascara and middle has no interest in make up so I’ve no clue what they are doing in there!)

Don't buy a listed building that doesn't have everything you want unless you know a lot about historic buildings and what you can or can't do.

It's got two toilets so that would be sufficient for me, we live in a four bed with only one bathroom and no extra toilet (house is worth significantly less than a million 🤣) and it's a bit of a pain but an extra toilet would make it all ok!

Others assuming you can make changes to the layout are misguided. If you want to make alterations, as a minimum you should apply to the Council for pre application advice to get something in writing from the conservation officer prior to the purchase. Even then it doesnt guarantee you'd get permission once you applied for listed building consent further down the line.

It looks to me like it would be very easy to turn the main bathroom in to bathroom and an ensuite. You could also add a shower the to downstairs toilet.

That house is wonderful, it feels like a home.
