Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

I think if I had a million to spare I'd be expecting to get more for my money, though admittedly probably not in that area.

The agents seem terribly excited about it being near Cranbrook School, which suggests they're aiming at families. With that sort of money I think I'd probably aim to avoid sharing a bathroom with teenagers.

I would. That bathroom is enormous and could be cleverly chopped up into a shower room and loo and then a bathroom.

For a house that beautiful I’d pay a million and poo in a bucket if that’s what was on offer – it’s gorgeous. Plus I don’t have a million so I can make grand declarations.

A house near us has just come on at 1.1mil... 6 bedrooms, 2 bathrooms, plus coach house. Premium property for the area. The bathroom issue is causing discussion! Its more there's a whole floor of bedrooms with no toilet.

That's gorgeous. The rooms are quite big so perhaps a small ensuite could be done in another room?

Another one for split the bathroom. Could easily add another loo and shower to the en suite bit.

Many options in that house:
convert the smallest bedroom, divide the big bathroom, or create a small en-suite from the cupboard in the biggest bedroom and taking a corner of the big bathroom.

Also, add a shower in the utility room if hoards of showering teens became an issue.

Yes, I hate cleaning bathrooms and hate it when my DH takes a shit in the en-suite so I would happily do away with it!

There’s a downstairs loo and the bathroom’s huge. There’s lots of space to divide it up.

It's gorgeous. You'd need a gardener, or a lot of time on your hands though. If I bought it then I just know I'd end up neglecting the garden which would break my heart.

I might even lose the smallest bedroom for another bathroom. It depends what stage of life you are at really. With two teenage DDs and the fact I always need to pee in the night I do love our ensuite.

At least it already has two toilets though.

@QuietlyConfident i did think the same. Two full time working parents, two small children, do I want the hassle of that garden?
but the answer is yes, yes I do (naively perhaps)

Very rough idea but you could do something like this? But the rest of the bathroom could do with a reconfigure/bigger shower whilst you're at it.

Hawkhurst is lovely. Go for it.

One bathroom wouldn't be the deciding factor for me. That house is beautiful but I wouldn't spend 1m on a house so far from a station that's grade 2 listed.

Hawkhurst is lovely and no smugglers to my knowledge. I’d have a chat with the conversation officer about any internal reconfiguration. It would be probably be okay but it’s always best to double check when you have a listed building.

@QuietlyConfident the Smugglers seem to have gone quiet unless they’ve formed a new career nicking catalytic converters! the only criticism I’ve got having spent 20 years here is the usual complaint of increased traffic and endless planning applications to build. The Rye road can be busy in the summer as Hawkhurst is a main route through to Rye etc from the A21. It’s a great place on the whole and it’s beautiful around here.

There is enough space in that bathroom to split into a main bathroom and a small ensuite.

Alternatively, you can put another one in the little bedroom above the downstairs loo. it shouldn’t be difficult at all to add water and drainage pipes when a loo is directly underneath.

if it is your dram house, go for it, unless you need all the bedrooms. If you were planing to have the little bedroom as an office… you can certainly put a garden office in that fantastic garden.

I love the house, I wouldn't be bothered about there being one bathroom (as there is a WC downstairs). I don't like the road it's on though... (I used to live in Benenden, now live just outside T-Wells, so I remember that road quite well)

Oh, grade 2 listed?!?! That may turn to be a very expensive or time consuming work, you need to involve a conservation officer even if you want to make a window more private!
