Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

Its very nicely presented too. I agree that a downstairs loo makes all the difference. And getting a 'private' eduation should your child pass the 11+ makes it very tempting..

Will be interesting to see what it goes for in this current market but anyone who wants to buy it is likely to have a very large deposit so any downvaluation is unlikely to be that important and also they wont be staying for a few years.

Although I can only see it online it has a very nice feel.

We spent £££££££ on a house with only one bathroom (but there is a toilet on every floor) - having to wait a bit for a bath/shower is nothing when you adore everything else about your home

Lovely house and garden, but not on that road. It is busy as has already been noted. I really like Hawkhurst but the amount of new building over the last 5 years is a lot.

I personally don't want Listed when I move. I don't fancy the extra restrictions.

Also, the existing bathroom upstairs is huge. You could divide it to make an ensuite plus separate family shower room.

Lots of PP suggesting I turn that box room into a second bathroom, which tbh in my fantasy I would prefer because then I'd get a ginormous pink bathroom all to myself. It's my fantasy after all.

But what is the reality of doing this in a Grade II listed property?

However, probably I wouldn't want one bathroom with 2 teens esp not for a mill

That is a most beautiful and gorgeous house!! Buy it immediately! Put a shower room 8n the small bedroom - im sure you would get PP.

I don’t understand the obsession with multiple bathrooms either. That bathroom is beautiful, it would be sacrilege to split it.

Gorgeous and does have a downstairs loo. Bathroom also big enough to maybe split or lose a 5th bed for a small shower room

I'd change the layout of the main bathroom and split it in two if I was desperate for an en suite. Losing a bedroom will reduce the value of the house.
That said I'd rather have one beautiful well fitted family bathroom than a poky en suite and cramped family bathroom so I'd consider it carefully. You have a downstairs loo so you're sorted for potty training and emergencies when someone is hogging the bath. 😉

It's a lovely home.

Saw one on Rightmove the other day chipping Norton area like this. BUT the decor, furniture was so old fashioned I presumed elderly people owned it. Different generation different expectations

Hell no! On a 5 bed house I would expect at least 2 full bathrooms and an additional toilet.

Restricted bathrooms tend to cause most problems when you've got multiple people all needing to go out at the same time - biggest crunch tends to be the mornings when everyone has to get ready for work.

Next crunch is when you tend to have guests.

If you have neither of the above then you're probably fine.

If that were me I would convert the teeny tiny bedroom 5 to a shower room. That bedroom is so small is it unlikely to be a useful bedroom to any family. I would rather 4 beds and 2 baths than 5 beds and 1 bath.

It has a downstairs loo, so no one bathroom upstairs wouldn't put me off. We currently slum it like that.

Haven't read all the messages so this may have already been suggested. The bathroom is a really good size so would easy to have an ensuite off largest bedroom as the door is already there.

Also it has two loos. We have two bathrooms but due to water pressure we can't have both showers running at once and it's never been an issue. 1 million 5 bed house with only one loo I would've seen as a problem. A 2nd loo made more of a difference to us than a 2nd bathroom.

It's gorgeous BTW

Firstly it doesn't. That style of property it's the norm to have an upstairs bathroom and a downstairs toilet.

I would. That bathroom is enormous and could be cleverly chopped up into a shower room and loo and then a bathroom.

Exactly what I thought from floor plan.

Also the smallest bedroom could be changed if you didn't want a 5 bed and the downstairs has a loo as well as downstairs dining room which could be made into a bedroom or office space.

It's a lovely house with amazing outside space. Way way way beyond anything I'll ever be able to afford though!
