Would you spend £1mill on a house with one bathroom?

We’re looking at properties in the area and fell in love with this online, which is way way way over our budget so it’s just a fantasy really.

but if you had a million to spend, would you be happy with only one bathroom? I guess I’m trying to talk myself out of my dream house here.

I also think you could easily split the main bathroom in to a bathroom and en suite - it's a huge bathroom with two windows. You could also reconfigure the downstairs utility/loo space to give yourself a downstairs showerroom if you wanted to.

I would and would look to extend judging by the garden size. We have a few listed houses near us and the council is quite good on listed building consent. On that if you wanted to stay forever I would just divide the main bathroom and not tell anyone.

It has a downstairs toilet, what’s your problem?

Personally I don’t like houses where the builder wasted a load of floor space on multiple bathrooms. I’d rather have an extra study / music room and just have everyone be organised about shower times 🤷‍♀️

Looking at the floorplan, yoh couod easily out a second bathroom in the smallesg bedroom (it’s right above the downstairs toilet so plumbing is easy), or take a slice out of the dining room for a downstairs shower.

Two toilets an absolute minimum these days, otherwise you're in toilet poverty.
Smallest bedroom is crying out for en suite conversion.

I love the term toilet poverty! Now considering my 10 year old is a total bugger for reading on the loo and taking 40 minutes to have a shit... there is no way I'd consider less than 3 bogs in any future house purchase (one we're buying is at a bog count of 4). Plus one HAS to be downstairs these days as mum's mobility has declined.

We are in a listed - Grade II* and turned a bedroom into a bathroom. Was all quite straightforward. (We chose an architect whose speciality is putting loos into churches so she knew what she was doing.)

It's a lovely house (and personally, I love a Jack and Jill bathroom.) Let us know how your cheeky offer turns out!

The other thing that's good about it is that it's big but it's not massive, so it doesn't look as if it would be a money pit going forward in terms of heating etc.

Too me it looks like a nice solid 900.

I would be more worried about being freezing cold with energy prices as they are in a grade 2 listed without an epc. The lack of a bathroom can easily be rectified.

Yes, a couple of us have pointed out the fact it's right on an A road - I wouldn't pay £1m to live right on it - it's very busy (and will get more so as the amount of development in Hawkhurst is prodigious).

Lovely house and not so much of an issue as there is a downstairs loo. We moved recently because of the lack of bathrooms - nightmare with us plus 2 teens.
subject to any planning restrictions I agree you could do some work to convert part of the bathroom to an en-suite if needed

It wouldn't be a dealbreaker for me but I would plan to convert bedroom 5 into another upstairs bathroom when I had the money.

There is a downstairs toilet so I would. But have others have said that bathroom is huge and it would be really easy to turn half of it into an en suite shower for the master

I don't see how it's really a 4 bed with I bath? It's clearly a 5 bed with 1 bath though arguably it should be a 4 bed with 2 baths to suit the way most people live and make the house more balanced.

Our current house was on the market at 1.1 and we got it for 985k. I would have been nervous about even making such a cheeky offer but we were honest with the agent from that start and asked if it was even worth us viewing as the house was out of budget for us (we had been looking up to an absolute maximum of 1 million but this house seemed perfect). He said "it doesn't hurt to look" and then "it doesn't hurt to offer"....we started off at 950k which they rejected immediately and it got negotiated up to 985k. You can use the lack of upstairs bathrooms as a reason to pretend you have reservations about the property.

Although it hasn't been on the market for long so I wouldn't expect them to accept a low offer yet. But at least if you make an offer you have thrown your hat into the ring.

You could manage with one bathroom especially as you have a second loo. We only have one bathroom, everyone manages to shower in the morning. We just have rough time slots, and five min max shower.

I don't think it would put me off unless there was no second WC (but there is, so no issue there).

Plenty of people have families/teenagers in houses/flats with only one bathroom (and not even an additional WC).

Having said that... it's a 'nice to have'.

As a PP suggested I'd look at splitting the existing bathroom into two, you'd have space for an en suite with shower, plus a family bathroom with shower and bath.

You could also look at whether there's space for a sardine like shower in the downstairs WC. You'd potentially need to move the hand basin to achieve this. I've used tiny showers like this and they're not that bad - it would resolve an issue in a house with adults/teens that need to get out in the morning, for e.g.

I think it would be fine because there are two loos - I do have 2 bathrooms (and a downstairs loo), but everyone likes the same shower! It's helpful as they get older to have more toilets though.

In reality this house is £200k out of the top range of our budget so no, we won’t be putting in an offer, we won’t waste anyones time. But I’ll keep refreshing the listing every five minutes and pray they reduce it…
