A word of caution about the potential letter to the landlord. Do not refer to the breakup or your ex. A lot of landlords might be wary if the prospect of domestic conflict following you to the new house.

Good luck OP. You're absolutely right to want to get yourself and your children away from this man and into a new home without him. Hope that you are able to secure House 2. Are you looking to rent for a while before buying your own place? Keep yourself safe and if he turns nasty can you get yourself and the children to somewhere safe away from him.
