I wouldn't, it looks tiny! I would be put of by lack of storage.

I think if the runner was replaced it maybe wouldn't highlight the size so much?

How close is it to a beach? Could be ok as a holiday apartment possibly?

I really don’t think it’s being well presented in the photos, it’s obviously not the biggest flat but I would advise your friend to get some professional help in layout and furniture to really maximise the space and therefore increase selling potential! Good luck to them, I hope it sells soon :)

It's a very sweet flat :)
I would probably move the sofa to the wall where the TV is (next to the radiator) and move the TV to the wall with the fridge - might make it feel bigger if the sofa isn't butter up against the fridge like that?

I find it very weird there are 5 photos of the lounge and only one each of the bathroom and bedroom. I didn't realise there was a shower until I looked at the floorplan. Is there any other furniture in the bedroom? You need better photos and to move the bedroom TV when they are taken.

The sofa is in the wrong place, blocking the fridge. Needs to be on the TV wall. TV needs to be moved elsewhere. Sofa looks way too big for the room. Can they get a different one?

The bedroom if supposedly so spacious needs to show this.

I would rearrange the main area as its overcrowded with chairs yet looks like no space. I'd remove some and add a small dining table. But sadly it looks like a bedsit.

It’s small but it needs a coat of paint and some pictures. A big mirror to help reflect the light will help.

Me too, it immediately highlighted to me how very little space there was to have to take so many pictures of the same space. I think less is more.

There is a lot of clutter in these photos too. Can you remove the cream leather chair and the kitchen appliances?. Same wit the bathroom, remove the bottles etc!

Worthwhile putting some mirrors up to help the feel of space ?

How long is the lease and what is the annual service charge?
Have prices gone up a lot in the last 18 months in the area? If not, then it possibly seems a little overpriced compared to the two bedroomed garden flat which sold for 113K 18 months ago?

I would take the tv out of the bedroom for the photo and if they could possibly replace the large sofa with a small 2 seater, it would look better. I would also get rid of the runner in front of the sofa and put up a few pictures as it looks a bit bare.
Not sure why someone above suggested it looked untidy, it doesn't. Just quite small but I assume the price reflects that for the area (which I know nothing about).

I think she should start decluttering to make the place look a bit bigger.

Get rid of coffee table and white chair and footstool in living area.
Declutter kitchen and bathroom.

How odd to have such a big tv on the bedside table. Does she strian her neck to watch It of I guess she sits at the foot of the bed?

It’s very small, but I think someone would be happy with the size for a holiday apartment.

It needs to be tidied up more and have the space utilised better especially for the photos . It doesn’t look very homely but has potential . Maybe more of a holiday let rather than to buy to live in. Looks nice from the outside :) tell your friend to try and decorate it up a bit more, some art work and rearrange the future a little :)

I think it looks like an unloved rental property.

I agree that "your friend" needs to r move any kind of clutter from anywhere and the TV in the bedroom. The bent corner of the rug really bothers me.
