I think everyone is being unnecessarily harsh. It's a first time buyers flat. It's a damn sight better than a lot I viewed when I was a first time buyer.

Looks very brown and beige.Make sure all the lights have lampshades on (matching if more than one in the room)
Get rid of the magnolia walls. New white blinds of some sort at all the windows (same throughout)

Honestly it looks like a cheap rental and poorly decorated. Get some new photos that will really sell it. It probably doesn’t look that bad in real life.

Better furniture would help as the sofa and chair are too big for the room. Get rid of the red kitchen stuff. Pictures on the walls. Make it look more loved and let the light in.

Put something more interesting on the walls, get rid of the clutter so it doesn’t draw attention to the lack of storage.

yabu I wouldn't even holiday there unless I was solo - two people would be massively under one another's feet in such a tiny space.

it might sell if advertised with photos showing it totally empty as then buyers might not realise how tiny it is.

My first thought too, was how cheap it was! But I'm a Londoner! I think it has potential, as a PP said, you need to have imagination to see the bare bones of it rather than criticising the layout of the furniture!

Paint the main room a different colour to the kitchen units. Lampshades on all bulbs. Plants. Dress the windows.

Take the TV out of the bedroom. It looks small in there, not sure if you can fix that, but the camera angles could help.

Clean the mouldy sealant in the shower.

Looks like a man cave it the moment.

Got to Exeter Ikea and get some plants and blinds, soften it.

Move the sofa to the window wall and get rid of the runner.

It’s not a bad flat at all, but presented differently it will sell.

Is there room for a wardrobe in the bedroom? Is that it in the corner or is that corner taken up by the shower intruding? Can the bed be turned round sideways against the window and side wall? It will give more space.

Definately spend some time 'dressing' the property. It makes such a difference.
Clear all surfaces of stuff
Add the odd plant, bowl of fruit, basket, candles, just a small sofa that's looks comfy and stylish (doesn't have to be comfy to sit on) , with a throw and few plump cushions, maybe a couple of canvas on the walls. Soften the furnishings, so avoid leather sofas and glass/gloss tables.
White linen on the bed with another throw and cushions.
Bathroom needs a basket and some nice fluffy towels and candles. Again, maybe a plant. I'd also put curtains up at the windows.
I could do this with a few bits from fb marketplace and b&m for less than £300

A couple of things that could help-

Put a mirror above the sink in the bathroom
Ditch the 3 seater sofa and buyer a smaller two seater to give the illusion of more space (could you sell the leather sofa and then buy a new one with the money, possibly from a charity shop?)
Ditch the red runner rug in the lounge
Ditch the cream chair and foot stool
Hide the Telly in the bedroom for photos/viewings. Get two matching lamps for either bedside table. Get a couple of matching cushions and a throw (perhaps in light grey/taupe) to dress the bed up

Get a few more photos done and make sure the place is spotless for viewings. Burn a scented candle and get some flowers in.

This might seem a bit of work and a bit of an outlay in terms of money but you could do this quite cheaply (think B&Q budget cushions, lamps etc). It will really help to make it look more inviting and will be worth it if it sells!

Currently finishing my dissertation in Interior architecture.
Since you can’t do much structurally (or don’t want to, at least dress the place up. Can’t measure up so judging by the pictures)
For starters all those things you can’t “see” anymore are visual clutter in such a tiny space.
Sofa is ugly and too big for the space. Replace it or if short of money rent one/find one on eBay. Think of wooden ercol sofa bed with small frame. You don’t need massive arms in the sofa in that space. Flip the tv, and put it on the wall. Get rid of tv stand. What’s underneath it? If it’s game consoles, DVD player etc. out them aside, until it sells. You can survive without them. If it’s the Wi-fi leave it there and put it under the sofa since they are now flipped. Bring the coffee table in the middle.
That armchair is far too big and takes too much real estate. Get a couple of stools/poufs. That go with the sofa, choose fabrics that look inviting and not like a dentist waiting room. Dunelm has a nice bench (teddy is called, I think). Provides Seating and doesn’t clutter.
Get rid of the rug/runner. No need. Don’t breakup and already small living space with random small rugs. Add plants. Ikea has some nice ones. A couple of big ones, in nice pots not those red plastic pots. Put one next to the fridge to “break” the fact that the fridge is now in the living area. And one next to the sofa opposite the door (where the cream armchair is). It’s a beautiful welcoming sight when you first enter the kitchen/living.
Add a nice picture above the sofa. A small pole with some voile LONG curtain will go a long way to make the place welcoming. Maybe a blanket too. Pick light colours. I’m sure a lampshade that gives more light and doesn’t stick out like dark sore thump would help too.
Get rid of all the counter clutter and paperwork. Put it in the cupboard. If you can’t find space go to tkmaxx/IKEA or anywhere and get some storage boxes to put all clutter above the kitchen cupboard. I’m talking pretty present boxes not plastic clear ones.
Bedroom: not enough pictures but needs a fabric Roman blind above bed. Doesn’t need a tv next to it. Pictures on walls. Nice book, flowers and vase on bedside table.
Bathroom needs storage to get rid of clutter.

Definitely needs something on the walls. Just a bit of colour, I suggest looking in charity shops for cheap secondhand pictures. I might get a storage unit, like a slim bookcase, put it behind the sofa and fill it with books, dvds and such. It doesn't look or feel 'lived in', unless it's a holiday let? I'd also get rid of that runner, possibly replace it with a small colourful rug.

She doesn’t have money to spend on the flat, so any big plans are a no. Personally I think emptying the flat, painting it with a nicer colour and getting better photos would help. What do you think?

If there isn’t any money, then definitely get rid of the red kitchen stuff. It’s not a relaxing colour.

Different photo angles will help enormously. The dusty/ rusty rad in the main room doesn’t need highlighting.

Does your friend have a sitting tenant or does he live there himself? Obviously if you are trying to sell with tenants belongings that’s another story.

I wouldn't even consider buying it because the window in the lounge/kitchen is so small.
The bedroom looks very small. Are there built-in wardrobes?
Is there storage for vacuum, broom, mop, Christmas tree and Dec's?

I suppose it depends on where you live now and whether this is an improvement on it.

I understand some estate agents can get creative with photography to try and make spaces seem larger but unfortunately, these photos just look warped.

Especially the kitchen shots.

Also, the lighting makes everything look a little smoke stained.
