.Looked again. Actually the kitchen units look ok but it seems designed with no space for a fridge. Having the fridge in the living area completely spoils the space. I'm starting to get annoyed at the attitude of designers/flat converters. It is like they have no respect for people who are going to live in their designs. It still will sell though when the price is right.

It looks like a tacky private-let place. I'd rent it between homes, but I would never pay £100K for this.

OP it is a nice flat with a nice energy. If I were child free and local it would make my view list.

The only two suggestions I would make are hang some attractive canvases or mirrors to break up the wall space (cheap) and consider getting some built in full length cupboard(s) put in somewhere (more expensive, I realise).

I wouldn’t think a guest house/B&B next door would put people in Torquay off. That’s what Torquay is like. That’s a red herring.

No thanks. Kitchen is very badly designed for a combined kitchen/living room. I'd be inclined to move the kitchen into the bedroom and have a living/bedroom, or knock the wall down and have it as a decent size studio.

I like it for what it is, a tiny flat in an expensive lovely town (Irish person here went to Torquay once and felt like I was in Marbella, I loved it! I want to go back).

I'm sure loads of people have said this but the sofa is terrible in such a small space. A smaller less black sofa would be good there.

I know the road in Torquay, would be great as a holiday let . Clear all the furniture out that would help .

Actually, it's not that expensive is it? You wouldn't get a 1 bed flat anywhere YOU'D WANT TO LIVE for less than that.

Looks like temporary accommodation. No character, no colour, inadequate storage, badly laid out and not made for people to actually live in comfortably long term. I wouldn't bother with much beyond a superficial declutter so it looks more like the blank canvas it is, and perhaps lower the price a little depending on the market. I wouldn't expect anybody to fall in love with it, it's the kind of property people buy to rent out to people without many options.

Blimey it’s not that bad, just needs to be smartened up, I’d paint it all a nice white colour(I Know not popular on MN) , not bright white, and get rid of the furniture in the living/kitchen area it’s too big and some lovely art on the wall, nice modern lampshades. Good for a first time buyer/s

I have never understood this. Look beyond the furniture, I don't expect it's included in the sale.

People should be looking at the space, not bleating on about the tv in the bedroom etc. You would not be forced to do the same as the op's friend.

People SHOULD be looking at the space but many are not able to vision it. That’s why it’s important to present it in the best light.

People are looking at the space. There’s not enough of it, as shown by the furniture. The placement of the fridge indicates the kitchen space isn’t big enough or well designed enough. The placement of the sofa indicates the room doesn’t have space for a sofa comfortably. The lack of storage indicates there’s no space for possessions.

Perfect BTL for someone looking for a way to invest £100k. I wouldn’t live in it but I’d definitely buy it as a good way to get a 4-5% return on my money.
