I think a lick of paint in the living room and bathroom would make a huge difference! At the moment the units just blend into the walls...almost like it's all not meant to be seen. Pick some complementary colours, take out some of the stuff buyers won't be interested in (TV in the bedroom, extra toiletries in bathroom) and put in a bit more decoration - small plants, mirror/pictures on the wall. Maybe have a look at how some 1 bed new builds are styled on developers' websites - how they manage to pull off a more modern, clean look with similar space.

Its a nice little love nest for a couple or a single person. I don't understand how people can't look beyond 'the stuff'. Its always baffled me. Hope your friend gets an offer or at least a good few viewings!

Yeah this looks terrible for starters.... Looks like a druggies flat also not a nice area of torquay. I live in torquay and I wouldn't live on avenue road unless it was a really nice house.

Sorry OP it looks like it smells of Lynx and WKD. The sofa and chair are awful. I know it's stuff but it does make a difference.
Can they sort the kitchen area out? It's a depressing hole!

The TV in the bedroom looks ridiculous. It's not even watchable. Get that out and retake the picture. Brown settee is too long for the space, ideally you want a small corner settee that truly sections that kitchen from the living space. But nothing can be done about that now.

Get rid of that cream chair, foot rest and whatever ever is inbetween it. Get rid of the the runner. Get that clutter off the top of the fridge. Get the clutter off the coffee table and bathroom shelf.

Just move them all of that shite into the hallway and retake the picture.

You need to get rid of all of the furniture in the main room and buy 1 cheap bright fabric sofa and a chair. Small coffee table. Something for the tv. Look how to zone the kitchen small table and 2 chairs

Oh and it needs some art on the walls-not personal photos but some colourful art. It's very emergency flood accommodation like at the monent.

Actually not even a chair/ just a small bright sofa. Change the fridge for one that is worktop height. You could do all of that for under £1000- under £500 if you can find a decent 2nd hand sofa . Put your stuff in storage

The sofa is too big and obviously the wrong way round. Use the sofa to section off the living area. Is there a nice view from the windows? Can that be shown?

I think as a holiday let it could be a good investment but it’s very poorly styled. To make it appealing it needs to be very well presented and the furniture needs to be in proportion to the size of the rooms. At the moment it looks like it’s furnished with an assortment of handmedowns from friends and family. That’s fair enough, it’s how most of us start out but if your ‘friend’ wants to generate interest in such a tiny space she needs to up her game.

If she were to spend a little (under £1000) on a small sofa, a few floating shelves, matching baskets or boxes for storage and some mirrors, pictures, plants etc it could look very appealing and she’d still have all the stuff after it was sold. Hell, if she pays my train fare to Devon I’ll come down and do it for her - I love a project!

It needs tidied up, painted. Better placement of furniture etc. The agent should have known better.

It's a nice little flat but the layout of the furniture is all wrong ahma off putting. Change it and take new pics.

It’s really badly presented. The photos are awful (you need a different agent), the living room furniture is dreadful and badly arranged and the whole flat looks bleak and not like a home at all. Why are there no pictures on the walls? Why are the walls painted such a horrible colour?

As others have said, it looks like a very cheap rental property.

Also, the outside photo looks like a car park and looks especially bad because there is a taxi parked there. That makes me think there will be noise 24/7. The description says there is a dedicated parking space but it looks like you might get blocked in because there are cars parked behind each other. Your agent really should have waited to take a photo when there were loads of cars parked outside.

Shows how different perceptions are of price! I was thinking how cheap it is (but 1 bed flats in our area go for around 300K - and that's the cheaper end). Looks OK, could do with a lick of paint and some decluttering. I love Devon, so might go for it as a holiday pad if I had the money, but would need to re-do it as it does look like a student flat at the mo.
