Looking on RM it looks overpriced. Several others which are nicer are cheaper. Obvs don’t know the roads they are in and their reputation, but Torquay isn’t a massive town.

Seems really cheap to me (live in the south east). I’d move the TV but otherwise it’s fine. For 100k not sure what people are expecting. Yes it varies by area but sounds decent piece to me

Reading this thread and seeing the way that some people assess whether a flat is worth what's being asked, I'm beginning to understand how developers get away with some of their more "aspirational" pricing strategies Grin

I would include estimated rental income in the description. If the rental income is quite high relative to the cost of a small deposit interest only btl mortgage is seriously consider it.

It's potentially nice but looks rather desultory and unloved, like it's had minimum effort put in. Hard to imagine as a home.

Needs some colours, pictures/posters, cushions, plants to make it look welcoming - those could all be added inexpensively, you might even be able to hire them. I mean, your friend might.

Some of the comments are really harsh. It needs dressing and different furniture, but other than that it's a perfectly fine flat. Could be made a lot homelier with a lick of paint and different furniture.
Is it priced correctly? Has your fiend checked similar properties (gone to look at them). PPs have posted likes that would indicate it's overpriced...

I wouldn’t buy it because there’s not room for us all, but I did go out with a bloke who lived in that building once it was alright.
I move are cheap, but notoriously crap and listings/getting people in the door. Can you try miller countrywide/sample mills/Taylor’s or something. You’ll probably get more footfall.
You could also look at the property auctions with a reserve maybe an investor /cash buyer might like.

@DobbyTheHouseElk interestingly, Chelston where this flat is is one of the posher bits of Torquay but lymington road/Upton vale are quite “rough” as it were. Just for context if you look at a map and wonder.
Cockington is also quite posh.

Ah me too! But I worked for Torbay SS as a teen and in my early twenties, so got to know all the ins and outs.
