@Somanysocks When someone's flat looks cluttered it's easy to come to the conclusion that there is not much storage space, which is vital in a flat.

When I look at that TV crammed on a bedside table, it confirms that there is nowhere else in the room to put it. Once again emphasising the small space. These small things matter.

I can't see that it would massively appeal to anyone other than a single person really or as a buy to let. It's very small but doesn't have any charm which sometimes recommends a small property.

The only way it would look ok in the photos is if all furniture was removed to give the illusion of space and hope prospective buyers don't view it and work our that it looks an ok size empty but realistically can't even properly accommodate a sofa in the lounge or a bed in the bedroom. Emptying it might get more viewings but viewings are not going to convert to buyers unless they are already fine with a cramped living space or can't find anything else in their budget. What are the service charges, ground rent etc? On top of a 100k mortgage I doubt it even works out that cheap.

Location - good, condition of outside of building - good, internal decoration - neutral, good. The only things that it it down are the way the big items of furniture are arranged and not enough storage space.

How many years left on lease and what’s the ground rent?

The cream leather furniture is off putting in the photos. So many photos show it, it makes the flat look like tiny (or has been invaded by a fleet of sofas).

It would make a good student flat but I can’t see many adults wanting to live in such a cramped space!

Why so expensive?

Agree with others,get rid of the extra TV, clear the clutter, put toiletries away apart from soap. Take photos of the entrance and the bedroom, more angles, make it look cosy (a white throw on the bed etc nobody needs to see the pillows!) make sure it’s very clean esp bathroom!

People who are critical are probably being so because they are beyond this type of property.

Show this to a youngster looking for a first step on the ladder and I bet they would like it.

Had a quick look on rightmove. Your friends flat seem very expensive. Several one bed flats available with separate kitchens and big windows etc for £25,000-£30,000 less.

The first thing I noticed was the big fridge-freezer encroaching into the living space. It emphasises that no space has been left in the kitchen area for a fridge. I wouldn't suggest that it's a good idea, but more dishonest sellers would just remove it. That would make the place look bigger and some buyers wouldn't notice that there wasn't a fridge. As a halfway house you could replace it with a counter-height fridge for now.

As a different type of dishonesty agents use some weird lens on their camera (fish-eye, wide-angle?) to make rooms look bigger. But they distort everything and poor agents (eg this one) make cock-ups like the one you've noticed.

It could be made to look like a chic and stylish small flat if it was all more rationally approached.

It would look far more attractive / practical if the furniture, both the digs and the swivel armchair were much smaller. And the sofa not obviously stuffed between wading machine and fridge. A small smart boxy sofa and a small low ‘modernist’ armchair would be so much better and make the space look more usable.

Really? Seaside towns are usually run down especially around the sea front.
And you have the constant noise of seagulls (even at 4am in summer), the salt rots the window frames etc and it’s bleak and windy from October to May. Then it’s packed with exchange students and holiday makers the 4 warmer months. At least that’s my experience of seaside living!

OP you also need close ups of the kitchen and bathroom to show their condition etc.

Thankyou. I kept going back and forth thinking wtf, why would anyone put such a huge telly in such a little room, then a normal sized one in another photo.

OP, telly's shouldn't be the first thing you pay attention to when you're selling. Get some more photos done I think.

Actually, it's not that expensive is it? You wouldn't get a 1 bed flat anywhere YOU'D WANT TO LIVE for less than that.

Meanwhile in the north you can get a 2 bed flat in a nice area for less, e.g. www.rightmove.co.uk/property-for-sale/property-66251994.html#_full-description or www.rightmove.co.uk/property-for-sale/property-64875881.html (2 mins walk from the best secondary school in the town) but there are 100s of alternatives.

I’d be tempted to replace the washing machine with a small fridge for viewings, actually. Lots of people have to use launderettes, especially in studio/small flats, so maybe that wouldn’t stand out as much as the fridge in the living space does.
