I don’t know if she can win given it’s been a Labour constituency since it was formed (in 1980s) and was held by Frank Dobson and then Keir Starmer and according to data is a ‘progressive’ constituency, average age 41 and good job security. Interestingly I can’t find data on constituency make up by sex.

I’m not sure she’s expecting to win. She knows she can cause an awful lot of disruption though. And I say bring it on!

I want a way to get land away from developers for more publicly owned land and housing. Builders can still make profits when they build, they shouldnt be able to sit on land and make massive profits from it. We need to increase ATED - Annual Tax on Enveloped Dwellings -and lower the threshold at which it starts to be charged.

I dont see any reason for a lower CGT on companies than individuals for profits made on property.

Oh yes I guess that’s the issue, but not all land is brought by developers, it is now because they can pay overage. But the little bits of land that are fit for single dwellings only shouldn’t have overage. Not for the ordinary individual self builder.

I used to go out to look at sites sometimes with the Land Buyer (yep he did exactly what his job title says) for a housing company.

If you could fit even just one house on it they were interested. They would buy little parcels over the years and then just sit on them so that when all the large chunks that they can build estates on are gone they've got all these little parcels in reserve.

They'd concentrate on certain areas and then buy all the small parcels in that area.

It infuriated me

My Dad lives in this constituency. I don't think a lot of people realise that there is a large working class community there that goes back generations. I know that most of them are not taken in by gender ideology so although they may not vote for her, they will want to listen to what she's got to say.

When the self builder sells the property later they make the profit from the land instead of the landowner. Neither should be getting a large profit from it. All land was once communal, you effectively reward theft. Difficult to unravel it now but there is not enough housing being built now and we need a lot more council housing. So councils need land and money to build.

If you try to look at land ownership you get lots of useless stuff about how much the Crown owns or the National Trust, its more difficult to track down who owns land you could put housing on. The government of Qatar owns quite a bit of London, for example, as does the government of Kuwait. They should be taxed more on the profits from it.

When the self builder sells the property later they make the profit from the land instead of the landowner. Neither should be getting a large profit from it. The way I understand it though, the overage is a percentage of the uplift in value. If a self builder has put a house on land that formerly didn’t have a house on it, that’s cost money. Overage increase the cost whether you’re selling it as a developer or living there. The way it works now, favours people with a lot of money. Those with far smaller budgets, people who want to build themselves physically, are shut out of self building because of overage.

overage is not standard, it's agreed between buyer and seller. So it may be triggered by a grant of planning permission or by selling what gets built there. It also is not a fixed amount or percentage and would usually be after a deduction for the costs of development.

Individual self-builders may be put off by the concept, that's on them.

😬 I am potentially one of those and when we have enquired it’s been a fixed percentage of the uplift in value, triggered once we get planning permission not when we sell. Are you a self builder?

I've considered self-building in the past - but I'm interested in in how we deal with a housing crisis generally, not in talking about one minor aspect of interest only to a few people.

It’s funny because Jacinda Ardern blamed ‘imported politics’ ( heavily insinuating US/Trump style ) was the reason for the ‘anti vaxxers’ who protested in nz against mandatory vaccines. With no self awareness at all. The term anti vaxxer and calling anyone questioning government conspiracy theorists and Trumpian, is the actual imported politics. Many of those protestors were Maori with valid historical reasons for being uncertain and fearful of the government and ‘one source of truth’.

I read yesterday that KS accepts that "99.99% of women don't have penises". I want KJK to challenge KS on who that magical, mythical missing percentage is.
