Thinking of moving to Leeds, saw some lovely new build houses in seacroft area...anyone know what it is like? Thanks

Thanks @ElderMillennial thanks for the advice, I get that they may not be in good areas though even if they are describing them as luxury...when you look at the pics the houses look lovely and a very high spec...

@ilovebrie8

So much to take in just trying to get a picture as so much helpful stuff here...so south and east Leeds are best avoided?? In a nutshell which are the nice areas to live that are ok for a bus commute into central Leeds for work...budget up to £250k for a 2 bed house with a garden, schools are not a consideration. I don't want to be under a flight path or at risk from HS2 (I'd no idea that was going through Leeds...sorry) ...thanks
I wouldn't rule out East Leeds, as PP said Colton is nice and they are building a train station where the new housing estate is being built (which will be less than 10 mins to Leeds by train) and Garforth is nice and again just over 10 mins into Leeds by train and you will easily get a nice 2/3 bed semi for £250k. I think people generally discount East as it's not as posh as West or North but I find the transport links much better and you get a lot more for your money housing wise, you just have to be a bit more careful when choosing areas.

N Leeds is expensive - it even surprises Londoners!!
I normally work in Leeds City Centre, but commute in from the countryside of HD8.
Many of my Leeds - living colleagues live in Garforth and Rothwell. Garforth has the advantage of a direct train into Leeds.

RaelImperialAerosolKid · 26/02/2021 11:55

I was born and bred in Chapel Alllerton and do love it - but it comes at a price - Rothwell is lovely - then out to Oulton and Garforth - Crossgates has some nice bits - I think Middleton has some large new estates that are really nice on the edge of the countryside - The traditional bad areas are the up and coming next areas - but a lot cheaper. Bad areas and good areas have always been close wrt to postcodes.
The only area I would say no to would be Holbeck.

ilovebrie8 · 26/02/2021 12:34

@BikeRunSki Garforth sounds good if it has a direct train into Leeds...thanks for the info. I agree that good and bad areas can be very close by ...where we are there a million pound houses and then council estates it is all in very close proximity ...

@ilovebrie8 personally I wouldn’t go anywhere near south parkway. Yes the estate looks nice but it’s in the middle of a really really deprived area

ilovebrie8 · 26/02/2021 12:40

@Oh12lookanothernamechange1234 I am going to pass on that one now...luckily I came on here to get some local knowledge as I got carried away by the lovely pics by the builders...

I get swept away looking at diff areas around the country as well, it’s so easy too. However local knowledge of Leeds really really helps!

Anywhere else you fancy,

MonkeyPuddle · 26/02/2021 13:30

Garforth is a good idea. I used to get the train from Micky every day for work. Nice area too.

ilovebrie8 · 26/02/2021 13:33

yeah i look at pics and get a bit carried away...Leeds is what we fancy and loved it when we visited a number of times...local knowledge is what you need from people living in the city it is a great help..thanks

Anywhere on the railway line to Ilkley makes getting into Leeds an easy commute. Unfortunately this is reflected in the house prices.

Farsley / Rodley are pretty- there is a train station at Pudsey (new pudsey) and also a number of bus routes?

Sunflowergirl1 · 26/02/2021 14:49

@Oh12lookanothernamechange1234

Leeds is a brilliant city, especially when pre Covid. You are making a good choice but yes, the advice on here is wise as there are some really grotty deprived areas. Those being suggested are nice.

Have a look at going out to Wetherby as well. You might get a two bed at a push. Whatever, you need decent public transport as leeds are introducing pollution charging so driving in won't be an option soon with laying huge charges

ilovebrie8 · 26/02/2021 16:44

Thanks for the link @Oh12lookanothernamechange1234 that is lovely and well within our budget!

You could try looking at the City Fields development in Wakefield
Great commuter links to Leeds.

Lower house prices than some of Leeds. Good general amenities and plenty of walks on your doorstep.

FenceSplinters · 26/02/2021 16:55

I’d be wary of the City Fields development. It’s built on extremely boggy land.

RaelImperialAerosolKid · 26/02/2021 17:15

Ha I'm getting really invested - we'll set up a welcoming committee. You just have to pass the Bielsa test!

ilovebrie8 · 26/02/2021 17:54

Lol ! What is the Bielsa test? This thread has given me so much info thanks to all...I’d have jumped in to the Seacroft homes as I got swept up in the fancy videos online by the developers...that’s the thing you really need local knowledge thank goodness for lovely MN’s!

www.barratthomes.co.uk/new-homes/west-yorkshire/h627101-ambler's-meadow,-east-ardsley/plot-209/
These come in at £250,000

Or there's a used new build with no extras to pay

14down · 26/02/2021 18:57

Oh no don't live in Bramley! We used to live there and had our car set on fire !

FenceSplinters · 26/02/2021 19:17

Amblers Meadow is in a good location.

ilovebrie8 · 26/02/2021 19:18

@HighlyStrungPuppet I will take a look thanks a lot

ilovebrie8 · 26/02/2021 19:20

@14down I thought Bramley wasn’t too bad...that sounds awful ! Where in Bramley was that?

OP posts:
Sumwin1 · 26/02/2021 19:30

Hi OP. You sound like you need to stay in Leeds for a week and visit some different areas.

I personally would not buy in seacroft! It’s terrible! And Bramley wouldn’t be on the list.

Chapel Allerton is totally different to those areas you have mentioned.

heart80s · 26/02/2021 19:31

It depends what part of Bramley. Some parts are nice but the majority of LS13 I wouldn't live in.
